East Cobb · Trading Up
Trading up in East Cobb. Two homes, sometimes two markets.
Your sale and your next home may not move at the same pace.
Trading up in East Cobb starts with what you would give up
Trading up, or upsizing, in East Cobb can begin with a quiet worry: what if you give up your low interest rate and regret it? That question deserves your own numbers, on both homes, before anyone asks you to sign anything.
The move can also take you across a price line. The Rawls Group (Keller Williams) Q3 2026 Market Report splits its East Cobb area, with parts of Roswell and Marietta, at $750,000, for detached homes from July to September 2026. Under the line, 399 homes sold at a median of $515,000, with 29 median days on market and 2.9 months of supply. Over it, 167 sold at a median of $944,000, with 36 days and 3.8 months.
NRG Nguyen Realty Group plans the buying and the selling at the same time, because each sets the other's dates. Your sale runs through the NRG Listing Launch and your purchase through our buyer steps. Our trading up page lists the orders you can choose. These numbers are past results, never a promise for any one home.
Start with what no longer fits.
The price difference from one neighborhood to the next
FMLS medians for closed sales in ZIP codes 30062, 30066, 30067 and 30068, from November 1, 2025 through October 31, 2026, show what each step has cost.
- Condos and townhomes. Bentley Ridge, $215,825 across 10 sales. Overlook, $240,000 across 7.
- The first detached step. Somerset, $667,000 across 11 sales. Chimney Springs, $718,000 across 25. Kings Cove, $720,000 across 7.
- Across the middle. Indian Hills, $780,000 across 62, the widest range of the group, with new construction at the top.
- The next step. Old Paper Mill, $975,000 across 9. Sibley Forest, $1,125,000 across 9.
From Bentley Ridge to Somerset, the difference between medians runs about $451,000. From Somerset to Old Paper Mill, $308,000. Those are neighborhood medians, and the home you own or want may sit far from them.
Your sale and your purchase may move at different speeds
In those same sales, Chimney Springs had a median of 4 total days on market and Somerset 11. Old Paper Mill had 36 and Kings Cove 78. Sibley Forest had 5, at a median of 94% of original list price.
Those speeds shape the order. If you're selling in Chimney Springs and buying in Kings Cove, going by those medians, you could have a buyer long before the next home is settled, so a short stay after closing may be worth asking for, in writing.
If you're selling at Overlook, with its 91-day median, the purchase may be ready first. An offer contingent on your sale reads better once your home is ready or under contract. A lender can tell you whether you can carry both homes for a while.
The next street can have a different power bill
A buyer we worked with, looking at a home in Kings Cove, assumed it used Cobb EMC, because the next street down did. It was Georgia Power, and that changed the monthly math.
In the Georgia Public Service Commission's Summer 2026 survey, 1,000 kWh costs $108.00 from Cobb EMC and $182.93 from Georgia Power. Your plan and season will differ. Ask the utility about the exact address, since a neighbor's bill proves nothing, and do it before you trade up to a larger house that may use more.
Perhaps the house can change instead
What no longer fits may be a kitchen or a primary suite upstairs, and in a Somerset home from the 1970s or a Forest Brook home, where recent sales were built from 1977 to 1980, the answer may be a renovation. Compare the full cost of each, and if the numbers say to stay, that's what we'll tell you.
What you can build differs by parcel. Near the Chattahoochee, the Metropolitan River Protection Act sets a 2,000-foot corridor along both banks, and review can apply to added building, decks or pools. Parcels on Terrell Mill Road and at the west end of Lower Roswell Road sit in and out of Marietta, which changes whose rules apply. Ask before counting on an addition.
What changes on the new home's tax bill
Your homestead exemption doesn't follow you across town. You apply again on the next home, and you must own and occupy it on January 1. Each added $100,000 of value adds about $1,205 a year before exemptions at the 2026 unincorporated Cobb rate of 30.13 mills on 40% of value, by our own arithmetic. In a home inside Marietta's limits, the rate is 31.122 mills.

Questions
Answers, simplified.
Should I sell before I buy in East Cobb?
It depends on your equity, whether you can qualify while you own your current home, and how fast your neighborhood moves. A lender's numbers and a written plan for both sides make that clearer.
Does my Cobb homestead exemption transfer?
No. You apply again on the new home, and you must own and occupy it on January 1. The Cobb County Tax Commissioner handles applications.
Is every East Cobb home on the same power company?
Not always. In our experience a neighboring street can differ, and the Georgia Public Service Commission's Summer 2026 survey shows $108.00 from Cobb EMC and $182.93 from Georgia Power for 1,000 kWh. Ask about the exact address.
Why split East Cobb at $750,000?
That's how The Rawls Group's quarterly report splits this area.

East Cobb
East Cobb at a glance
An unincorporated part of Cobb County, known by its neighborhoods and its roads.
- The homes
- Two-story traditionals, often brick or partial brick, alongside ranches, split-levels and ranch-over-basement plans, with townhomes and condos in smaller pockets. Newer homes tend to be tear-down rebuilds.
- Schools people ask about
- Cobb County School District sets attendance zones in unincorporated Cobb, and Marietta City Schools serves addresses inside Marietta's limits. Check the exact address with the district.
- Getting around
- No MARTA rail in Cobb County. I-75, I-285 and I-575 pass through the county, and Johnson Ferry Road crosses the river to Sandy Springs.
- Nearby
- East Cobb Park, Hyde Farm, Cochran Shoals and the Chattahoochee River National Recreation Area.
- The trade-off
- East Cobb is unincorporated, so county government handles what a city would, and parts of these ZIP codes sit inside Marietta's limits.
