Cherokee County · Trading Up
Trading up in Cherokee County. Your two homes keep different clocks.
The median was eleven days on one side and seventy-one on the other.
Trading up in Cherokee County comes down to timing
Trading up, or upsizing, in Cherokee County can mean selling in one kind of market and buying in another without leaving the county. From November 1, 2025 through October 31, 2026, Brookshire's median total days on market was 11, according to FMLS. South on Main's was 71, and Great Sky's was 90.5. An owner selling in Brookshire and buying in South on Main could have a buyer long before the next home is settled. An owner selling in Great Sky and buying in Woodmont, with its 16-day median, has the opposite problem.
NRG Nguyen Realty Group plans the selling and the buying at the same time, since each sets the other's dates. The NRG Listing Launch handles one side and our buyer steps the other, and our trading up page sets out which can come first.
Start with what no longer fits.
What each step up has cost
These are medians for closed sales in the same twelve months, according to FMLS, with the years built as they appear in those sales.
- Starting steps. Chastain Heights townhomes, 2025 to 2026, $384,900. Brookshire, 2001 to 2004, $430,000. Wyngate, 1989 to 2004, $442,500.
- The middle. Eagle Watch, 1988 to 1998, $580,000. BridgeMill, 1998 to 2014, $603,000.
- The next step. Woodmont, 1999 to 2023, $746,700. South on Main, 2016 to 2026, homes and townhomes, $899,000.
From Brookshire to BridgeMill the gap between medians runs $173,000, and from BridgeMill to South on Main $296,000, by our arithmetic. Among the county's 395 sales from $750,000 to $1,000,000, the most came from Soleil Belmont Park with 48, BridgeMill 20, South on Main 14, Woodmont 14, Governors Preserve 12, Bradshaw Farm 11, Holly Farm 11 and Towne Lake Hills East 10. Soleil Belmont Park carries an active adult tag in FMLS, so read its age rules. These are past results, never a promise for any one home, and yours may sit far from a median.
Crossing the $750,000 line
The Rawls Group (Keller Williams) Q3 2026 Market Report splits Cherokee County at $750,000 for detached homes from July to September 2026. Under the line, 765 homes sold at a $474,000 median and 43 median days. Over it, 170 sold at $896,600 and 47 days, with supply at 6.0 months, which the report calls balanced. Your sale may fit one set of numbers and your purchase the other. A buyer at the higher price can have more room to ask for time, and an owner selling below the line may see a larger pool of buyers.
The club and the bills inside a new monthly number
A step up can bring new charges the mortgage calculator misses. Eagle Watch lists total 2026 assessments of $1,538.64 and a $720 initiation fee for 2026. A 2020 BridgeMill disclosure lists a separate voluntary club for swim, tennis, golf and fitness, so an owner who wants those facilities budgets for that membership on top of the association. Moving into Woodstock from outside the city adds a city tax bill, at 2026 rates of 5.13 mills for operations and 0.52 for its parks bond.
What if you give up your low interest rate and regret it? That question deserves a lender's numbers on both homes before anyone lists. Your exemptions need attention too. The county says new homestead exemptions are applied for once, unless the home is sold, so a sale means applying again. Before you sell, ask the Tax Assessors' Office what the move does to any senior or five-year exemption you hold.
One room, or the whole house?
Maybe the trouble is one room, not the whole house. Price the renovation against the move, and if staying wins, we'll say so. Before you count on an addition, ask your association what it reviews, since Eagle Watch, BridgeMill and Lake Arrowhead each keep their own documents. Unsure whether a move makes sense at all? That's what the Next Chapter Strategy™ is for.
