Trading up in West Cobb can lower the price per square foot

Trading up, or upsizing, in West Cobb can surprise you on price per foot. In the twelve months through October 2026, FMLS shows a median of $246.70 a square foot in Windcroft, where the median sale was $293,500. In Brookstone, where the median sale was $595,000, it was $149.17. In Chestnut Hill, at $535,000, it was $147.28. Medians don't divide evenly, and lot, age and condition all shape them. Still, the direction is clear: the larger step can buy more house per dollar.

At NRG Nguyen Realty Group, one plan covers both homes. The sale follows the NRG Listing Launch, the purchase follows our buyer steps, and the trading up page compares which can come first.

The ladder, from Windcroft to Brookstone and above

These are FMLS closed sales in Cobb County, across the ZIP codes we pulled, from November 1, 2025 through October 31, 2026. They are past results, never a promise for any one home.

The ladder can start at Windcroft, built 1998 to 2001, or Lake Park, built 1998 to 2000, at a $355,000 median. The newer phases sit close by: Sanders Park at $349,900, Rosewood Farms at $382,788 and Westmont Preserve at $445,000, each with recent sales built in the last three years. Then come the 1990s neighborhoods, Blue Springs at $414,000 and Legacy Park at $460,000. Chestnut Hill and Brookstone follow at $535,000 and $595,000.

Above that, FMLS shows 259 sales from $750,000 to $1,000,000. The most fell in Brookstone with 11, Ellis with 9, Historic Marietta and the Reserve at Hickory Walk with 7 each, then names including Hardage Farm, Ward Mills Farm and the Overlook at Marietta Country Club with 5 each. The Rawls Group (Keller Williams) Q3 2026 report shows 43 median days and 4.5 months of supply over $750,000 in its West Cobb area, against 30 days under it.

Your sale and purchase may run on different timelines

Selling in Blue Springs, with a 9-day median, and buying in Brookstone, at 27 days, suggests your sale could finish first, so a short stay in the home after closing may be worth asking for in writing. Selling in Country Walk, at 51.5 days, or Adler Springs, at 70, could leave you holding an accepted offer on the next home with your own still on the market. An offer that depends on your sale is easier to accept once your home is ready or under contract.

If your rate is low, you may be asking what happens if you give it up and regret it. That's worth asking a lender too, along with whether you could carry both homes for a while.

You'll also compete with builders when you sell. If your home sits near a recent phase, a buyer will set it beside a new one. We price with that comparison in view.

What Brookstone will ask of you

An established association can be the point of moving up, and also the surprise. Brookstone's 2026 welcome letter counts over 1,450 homes. Its 2025 disclosure lists $390 in mandatory dues and a $380 account transfer fee, and its swim and tennis membership is optional, at $425 a year in that letter. The golf club beside it is privately owned and separate, and joining means applying to the club.

The January 2025 standards go further than most buyers expect. Accessory dwelling units, sheds, solar panels and vinyl siding won't be approved. A roof repair can't replace more than 5% of the roof, and a replacement needs approval. Painting brick is a reviewed style change. Lots along the golf course have their own fence rules, and golfers may step onto the part of a lot inside the golf course easement to retrieve a ball. Lakefront lots in two sections also belong to a separate lake association, with its own closing letter.

Read the standards before you fall for a kitchen you plan to change.

The house may be able to change instead

Sometimes what no longer fits is a kitchen or a primary suite, and the answer is a renovation. Set the renovation's cost beside the move's, and if staying wins, we'll say so. In Brookstone, a modification request can carry a $25 fee, the committee has 30 days to answer, and work is to finish within six months of starting. Inside Acworth's Collins Avenue and Park Street districts, a material exterior change needs a Certificate of Appropriateness first.

Powder Springs says its exemptions renew automatically unless ownership changes, so a move inside the city still means filing again. To see the sale and the purchase together, talk with our team about trading up in West Cobb. See what your West Cobb home is worth.
