Two homes, two timelines, one plan.
Trading up in Intown Atlanta often means two timelines
Trading up, or upsizing, in Intown Atlanta often means selling one kind of home and buying another, and the two run at different speeds. Across ZIP codes 30306, 30307, 30308, 30309, 30312, 30316 and 30317, from November 1, 2025 through October 31, 2026, FMLS shows attached homes at a median of 58 total days on market and detached homes at 20. In Virginia-Highland, the median was 5. An owner leaving a Midtown condo for a house there would be selling at the slower pace and shopping at the faster one.
NRG Nguyen Realty Group plans both sides at once, because each sets the other's dates. Your sale runs through the NRG Listing Launch and your purchase through our buyer steps. Our trading up page lists the orders you can choose. Every number below is a past result, never a promise for any one home.
Start with what the house no longer gives you.
What each step up has cost
These are FMLS medians for the same ZIP codes and months.
- Condos and townhomes. 1,265 attached sales at $385,000. At 1010 Midtown, 35 sales at $710,000, so a tower can sell above many houses.
- The first detached step. East Atlanta, $499,950 across 64 sales. Edgewood, $594,500 across 52. Ormewood Park, $595,000 across 57. Grant Park, $642,500 across 70.
- The middle. East Lake, $680,000 across 46. Kirkwood, $745,000 across 107. Candler Park, $915,000 across 54. Old Fourth Ward, $929,950 across 40.
- The next step. Druid Hills, $1,085,000 across 56. Virginia-Highland, $1,210,000 across 65. Morningside, $1,350,000 across 95.
From East Atlanta to Kirkwood, the difference between medians is about $245,000. From Kirkwood to Morningside, $605,000. Your own home may sit far from its neighborhood's median.
The range from $750,000 to $1,000,000 held 332 sales of both types, with Kirkwood's 34, Candler Park's 23, Grant Park's 22 and Reynoldstown's 21 leading the count. Detached sales split nearly in half at $750,000, 581 at or above that figure and 617 below it.
Which comes first depends on where you stand
An owner at 1010 Midtown, with a 59-day median, buying in Candler Park at 6 days, may find the next home before a buyer finds this one. An offer contingent on your sale reads better once your home is ready or under contract, and a lender can tell you whether you could carry both for a while. An owner in Ormewood Park at 10 days, buying in Morningside at 16, could find the two timelines close enough to run together, with a short stay after closing asked for in writing if the sale lands first.
Price varies too. Morningside's median sale came at 97% of original list, Candler Park's at 100.5%. On the buying side, that shapes your opening offer. If you'd be giving up a low interest rate and you wonder whether you'd regret it, ask your lender to set the new payment beside the one you have, and settle the order before you sign a listing agreement.
Could the house change instead?
What no longer fits may be one bath or one bedroom, and sometimes the answer is an addition. Who you talk to first depends on the street. Druid Hills' civic association says homeowners making exterior changes must have a Certificate of Appropriateness before proceeding, under the city's Landmark District rules in districts 1 and 4 and DeKalb's guidelines in the rest. Its page adds that in the city's district, removing a tree with a caliper of 4 or greater needs one too, so a rear addition can start with the oak behind it.
In Inman Park, the neighborhood association says its Historic Preservation committee updates the code and helps neighbors through renovating a historic home. Virginia-Highland's civic association says its Planning Committee reviews variance requests and represents the neighborhood at NPU-F meetings, so a project that needs a variance goes in front of neighbors there. Ask these questions before you price the addition, and compare the full cost with what a move would cost. If the numbers say to stay, that's what we'll tell you.
Leaving the city changes more than the home
A move to the suburbs changes the county, the school system and possibly the commute. If East Cobb is on your list, our East Cobb trading up page covers that end, and MARTA rail doesn't run in Cobb County. Compare a Monday morning there with your current one, from an address with a train station in reach. Your homestead exemption doesn't follow you, so apply again with the county of your next home.
