Trading up in North Fulton, priced step by step

Trading up in North Fulton, or upsizing, can begin with a worry no price list answers: what if you give up your low interest rate and regret it? Your own numbers speak to that, and they're easier to weigh one step at a time, because the communities here have their own prices and pace.

NRG Nguyen Realty Group plans the sale and the purchase together, since each sets the other's dates. Your sale runs through the NRG Listing Launch and your purchase through our buyer steps, and our trading up page lists the orders you can choose.

What each rung has cost, by community

Here are detached medians from FMLS for November 1, 2025 through October 31, 2026, in Fulton County. Each is a past result, never a promise for any one home.

  • Around $500,000 to $600,000. Barrington Farms at $500,000, Martins Landing at $547,500 and Rivermont at $595,000.
  • Around $850,000 to $950,000. Horseshoe Bend at $842,000, Sugar Mill and Willow Springs at $900,000, Medlock Bridge at $905,000 and Windward at $927,000.
  • Above $1,000,000. Crooked Creek at $1,225,000, White Columns at $1,525,000 and Country Club of the South at $2,080,000.

From Martins Landing to Windward, the gap between medians is $379,500. From Windward to White Columns, it's $598,000. FMLS shows 716 sales from $750,000 to $1,000,000 in those twelve months, with Windward at 29, Horseshoe Bend at 23 and Sugar Mill at 20, so the middle rung gives you plenty to compare.

Moving inside a neighborhood

Staying in Windward can cost less at closing. Its association lists a $1,000 capital contribution at purchase and waives it if a current Windward homeowner buys another Windward home. Neighborhood sub-associations inside Windward add their own dues and rules, so the second home may answer to a different set.

Other communities carry different costs. Country Club of the South lists a $4,000 initiation fee and $4,200 in yearly assessments, so that step adds a line to your monthly math, separate from the mortgage.

Martin's Landing covers 1,964 homes in 12 subdivisions, as a 2019 report described it, so moving within it can mean moving between sets of covenants. Ask before you assume.

When the sale and the purchase move at different speeds

The same FMLS sales show a median of 9 days at Barrington Farms and 10 at Windward, 21 at Brookfield Country Club, and about 90 at Country Club of the South, where the median sold at 93% of original list price.

If you're selling at White Columns, with its 7.5-day median, and buying at Country Club of the South, you could have a buyer long before the next home is settled, going by those medians. Reverse it and the purchase may be ready first.

When the sale comes first, a short stay after closing, in writing, can help. An association's lease rules can reach even that, so read its documents and ask. Ask a lender early whether you could hold both loans for a time. A home sale contingency tends to carry more weight once your own home is listed or under contract.

When the trouble is one room, what the rules allow

Sometimes the trouble is one room, and a renovation answers it. The limits differ by city.

Roswell's code calls for a certificate of appropriateness to change the appearance of a property on its historic properties map, and that review belongs to its Historic Preservation Commission. Windward's association must approve windows, painting, fences and tree removal in advance. In Milton, where a septic system is sized for household and site, an added bedroom or a pool raises a question for the system, so ask the county's environmental health office first.

Compare the full cost of each path, and if the numbers say to stay, that's what we'll tell you.

Your exemption needs attention too, since it doesn't follow you, and moving between cities changes where you file. Questions

Answers, simplified.

Does Windward charge its capital contribution if I move within Windward?

Its association page says the $1,000 contribution is waived when a current Windward homeowner buys another Windward home. Confirm with the association.

Can I stay in my home for a while after I sell?

It can be arranged with your buyer, in writing. Some associations here limit leasing, so read the documents and have an attorney look.

Should I sell before I buy?

It depends on your equity, whether you can qualify while you own your current home, and how fast your community moves. A lender's numbers and a written plan make that clearer.

Do my exemptions move with me?

No. You apply again on the new home, and where you apply depends on the city.
