Gwinnett · Trading Up
Move-up buyers in Gwinnett. The next home may sit under a different city.
Trading up here can change the bills along with the floor plan.
Move-up buyers in Gwinnett are often changing more than the address
Move-up buyers in Gwinnett tend to shop by floor plan and lot, and then discover that the next home brings new services and bills. Move from a Lawrenceville home on the city's power and sanitation to a Sugar Hill community, and the power company, the trash arrangement and the city tax bill can all change. So NRG Nguyen Realty Group sets the two homes side by side, costs included, before you decide. If it feels like too many moving pieces, that comparison can bring clarity. A worry about giving up a low rate and regretting it belongs there too. Our move-up page covers how the sale and purchase get sequenced.
First ask whether the house can change instead. If a kitchen or a main-level bedroom is what no longer fits, a renovation may do it, and if the numbers say stay, that's what we'll tell you.
Start with what no longer fits.
Where the $750,000 to $1 million sales closed
From November 1, 2025 through October 31, 2026, 379 Gwinnett homes closed from $750,000 to $1,000,000, according to FMLS. Only 636 detached homes closed at or above $750,000, against 6,176 below it, so this is a thin part of the county's market. Each number is a past result, never a promise.
- Hamilton Mill: 16 sales in that band, out of 86 overall at a $627,000 median, built 1991 to 2013.
- Wild Timber: 15 in the band. The association describes more than 400 homes in Sugar Hill, three pools, five tennis courts and a half-mile stocked lake.
- Waterside: 9 in the band, out of 61 overall at a $690,000 median, built 2022 to 2026, with townhomes and condos beside detached homes.
- Hedgerows: 9 in the band. Chattahoochee Run: 8.
- Village Grove: 6 in the band, out of 28 overall at a $465,000 median, built 2004 to 2017. One subdivision name covers a wide spread of homes.
- Neely Farm: 6 in the band. A 2020 Peachtree Corners Magazine piece describes its clubhouse, its swim team and a natural park along the Chattahoochee.
Above that band, Sugarloaf Country Club had 29 sales at a $1,825,000 median. TPC Sugarloaf's site places its 27-hole club on 1,200 acres inside the gated community. Amenities and memberships can be separate things, so ask what comes with a home.
Your sale and your purchase may run at different speeds
Those same FMLS sales show a median of 45.5 total days on market in Hamilton Mill, 16 in Village Grove and 18 in Sugarloaf Country Club. The Rawls Group (Keller Williams) Q3 2026 Market Report showed its Gwinnett area over $750,000 at 19 median days, down from 42 a year earlier, and under that line at 26. So your buyer can appear well before the next home is settled, or the next home can appear first.
A written agreement to stay after closing can buy time. An offer tied to your sale tends to read stronger once your home is listed or under contract, and a lender can say whether carrying both for a while is possible.
What changes on the new tax bill
Gwinnett's Value Offset Exemption holds the assessed value constant for the county portion of the bill once a homestead exemption is granted, for the home and up to five acres. School and city taxes keep using the current assessed value. A long-held home can therefore carry a county figure well behind its market value, so don't read your current bill as a preview of the next one. Ask the Tax Commissioner how the hold would start on the new home.
Your exemption stays with one property, and you have to tell the Tax Commissioner when you become ineligible on the old one, or face penalties. If the next home sits inside one of the 14 cities that bill separately, add that city's bill too, and check its own exemptions, since the county's application covers city exemptions only in Grayson.

Questions
Answers, simplified.
Should I sell before I buy in Gwinnett?
It depends on your equity, whether you can qualify while you own your current home, and how quickly your subdivision moves. A lender's numbers and a written plan for both sides make that clearer.
Does my Gwinnett homestead exemption move with me?
You can hold it on only one property, and you apply again after a change in ownership. You must own and occupy the new home on January 1 of the application year.
Will my taxes jump when I trade up?
They can. Gwinnett's Value Offset Exemption holds the county portion at a set assessed value on your current home, so ask the Tax Commissioner how it would apply on the next one.
How many Gwinnett homes sell above $750,000?
647 closed from November 2025 through October 2026 across the ZIP codes our team searched, according to FMLS: 636 detached and 11 attached.
