Gwinnett neighborhoods. We look past what's online for the one you want.
A county of 437 square miles, where the first question is which city holds the address, if any.
Living in Gwinnett, and the home that wasn't online
A client was interested in one of the Gwinnett neighborhoods, in Peachtree Corners, and didn't see anything that was a fit on the market at that time. We're always looking to open up opportunities for our clients, so our team door knocked that neighborhood. One owner had been considering a sale, and that owner ended up selling to our client. That's one past sale, never a promise, and we don't door knock every day. What carries over is how we think when a buyer has one place in mind.
Every real estate agent says they're different, so we'd rather tell you about that search than say it. If nothing is for sale in the neighborhood you want, tell us anyway. We look past what's online, through our database and the people we know, and an owner may say no. How we look past what's online has more.
One Gwinnett seller had several quotes from investment companies on a home that needed a lot of work, without much in funds to get it ready. We helped the homeowner estimate their net proceeds from those quotes, then look at what it would take to get the home ready and what their other options could mean for them. With the seller's approval, we also opened up the opportunity to buyers who were a fit for the home. That's one home, never a promise for yours.
NRG Nguyen Realty Group helps you work out which part of Gwinnett fits your life and your numbers, then helps you buy or sell there, from the first call through closing.
Then come the bills. A Gwinnett home can carry one property tax bill or two, and a kitchen won't tell you which. That's one more moving piece in a county with 17 municipalities, where the county notes that a majority of residents live in unincorporated areas.
If you've found a house you love, looked at the payment and closed the tab, a second bill can do that. The Tax Commissioner collects city taxes for Berkeley Lake, Grayson and Peachtree Corners. Fourteen other cities assess their own, in addition to and separate from county taxes, so a home inside one of them has a second bill, on its own calendar. Count both before you commit to the home.

How we serve Gwinnett, starting with your life
You may want someone to tell you what makes the most sense, not someone trying to sell you a house. Every move with us starts with a discovery call, where we learn what's causing it and listen to your goals. Sometimes, we'll tell you not to move. Our office is in Brookhaven, with Keller Williams Realty Peachtree Road.
Worried you'd give up your low interest rate and regret it? The Next Chapter Strategy™ session is for that. We sit down with your options and next steps, and we look at whether a sale makes sense at all.
If you're buying with a loan, the lender comes next, and we'll connect you with one if you don't have one. Many buyers find their clarity there, because they can see what it takes to get to the next move. Not every buyer will qualify. Your buyer strategy meeting follows, and it's thorough with numbers: what matters most to you, and the monthly payment you're comfortable with, which can be lower than what you're pre-approved for. We go over the buyer agreement there too, and tours wait until it's in place. A cash buyer goes from the call straight to that meeting. Our seven buyer steps lay out the order.
If you're selling, your timing and your situation shape the strategy. We evaluate pricing strategies based on your goals. Your home then goes through the NRG Listing Launch, in stages, with a weekly update until closing. Our video tours usually reach 50,000 to 60,000 views, and our best so far reached 164,000, across Facebook and Instagram. Those are past results, never a promise for any one home. We've collectively sold 300+ homes since 2010. Selling your home in Gwinnett goes further.
The bills follow a seller too. Sell in spring, and that year's tax bill can still reach you in fall, because the Tax Commissioner bills both the new owner and the January 1 owner. Ask your closing attorney early how your closing documents handle it, and mention any city bill.
Trading up, or upsizing, is most of what we do, and doing both at once has its own order. Trading up in Gwinnett covers how the two sides can run at different speeds here.
Gwinnett neighborhoods, and how to tell which bill you'd get
A subdivision name won't tell you which bills come with the home, and a mailing address won't settle it either. In Duluth, the city's CityView map shows whether a property sits inside the limits. Duluth is one of the cities that bills on its own, so inside that line a home has two bills. Peachtree Corners, where that door knock happened, gets its city taxes through the Tax Commissioner. Lawrenceville is another city that bills on its own. Read the home's last tax bills, then ask the city.
A name can tell you other things. Our team's FMLS search found 2,788 named communities across 8,182 Gwinnett sales from November 1, 2025 through October 31, 2026, and no one community held much more than 1 percent of them. Hamilton Mill's sales were built from 1991 to 2013 and closed at a $627,000 median. Azalea Square, all attached homes with 2025 and 2026 build years, closed at $376,990. If you're buying, an older home and a new phase will ask different questions of you. If you're selling, a new phase may be what your buyer saw first.
Gwinnett homes and market, through October 2026
Home types vary by subdivision here, so compare the homes on your list one at a time: the year built, the square footage, the lot, the levels, whether there's a basement and whether a bedroom sits on the main level.

The source is FMLS: our team's search of 17 ZIP codes, counting only homes inside the county, closed from November 1, 2025 through October 31, 2026. Each number is a past result, never a promise for any one home. A county median blends all of those communities while your home sits in one, and it can't show whether that home carries one tax bill or two.
Ask about septic early, too. Gwinnett's water department, citing the Georgia Department of Public Health, estimates that 30 percent of the county's population uses it, and a "Sewer Amount Charged" of $0.00 on the water bill very likely means a home does. We recommend an inspection whenever a home has septic, and we go over that at your strategy meeting. If you're selling, find any service records you have before the first showing.
Daily life, from the road to the school line
Getting around here depends on the road. Gwinnett has no MARTA rail station. Ride Gwinnett runs local buses Monday through Saturday, including routes that reach MARTA's Doraville and Indian Creek stations. Drive your commute from each home at the hour you would travel.
Scott Hudgens Park, at 47.7 acres, is bounded on the west by the Chattahoochee.
Gwinnett has two public school systems, Gwinnett County Public Schools and Buford City Schools. Run the exact address in the county district's SchoolLocator, confirm the assignment with the district and research the schools yourself.
There is one homestead application for all Gwinnett exemptions, and it goes to the county. You must own and occupy the home as your primary residence as of January 1 of the application year. If a city bills you too, check its exemptions, since the county's application covers city exemptions only in Grayson.
When you'd like a plan
You don't need a decision before you start the conversation. You need a strategy that helps you make one.
Our team learns what has changed in your life, goes through your numbers with you, and stays with you through inspections, financing and closing. Buyers get a checklist of recommendations and vendors with the timing for each, videos on the process, and weekly reminders and updates from our closing coordinators. When closing is behind you, you can still call on us.
Tell us which Gwinnett neighborhoods you have in mind, or the one street you keep coming back to, and we'll start there.

Questions
Answers, simplified.
How many cities are in Gwinnett County?
The county lists 17 municipalities, and it notes that the majority of its residents live in unincorporated areas.
What if nothing is for sale in the Gwinnett neighborhood I want?
Tell us anyway. Besides the market, we look through our database and the people we know, and for some buyers we've sent mailers and door knocked a neighborhood. We don't do that daily, and an owner may say no.
Will I get a tax bill after I sell my Gwinnett home?
Yes, if you owned it on January 1. The Tax Commissioner says it bills both the new owner and the January 1 owner, and a lien names the January 1 owner unless it receives acceptable proof that the buyer assumed the taxes. Ask your closing attorney how your closing documents handle it.
Does every Gwinnett home get one property tax bill?
No. Fourteen cities assess their own property taxes separately from the county, so a home inside one of them has a city bill as well. The Tax Commissioner collects city taxes for Berkeley Lake, Grayson and Peachtree Corners.
How do I check the schools for a Gwinnett address?
Use the Gwinnett County Public Schools SchoolLocator, confirm the assignment with the district and research the schools yourself. Part of Buford has its own system, Buford City Schools.
