Brookhaven-Chamblee neighborhoods. Sometimes, we'll tell you not to move.
Two DeKalb County cities sharing Peachtree Road and the Gold Line, each with its own rules.
Living in Brookhaven-Chamblee, or deciding to stay
You can study Brookhaven-Chamblee neighborhoods for months and still not know whether you should move at all. Maybe your home has stopped fitting your life. Maybe you bought at a low rate, and one thought keeps coming back. "What if we give up our low interest rate and regret it?" An agent can seem like the last person to ask, since an agent gets paid when you move. "Every real estate agent says they're different" is a fair thing to think.
We had that conversation with a friend of ours. About a year after buying a townhome in Brookhaven, they called to say they wanted to move. We went through their numbers and advised them to stay at least another year or two. Selling then would lose them money, and the development going on nearby could raise the home's value. The decision was theirs, and they sold with another agent. The sale lost money, and later they saw the development go up.
Our friend called us back to help buy the next home. They told us they'd come to see that we had their best interest at heart. We hadn't pushed a sale that would have paid us, and they told us that was what showed it.
One friend's move can't promise anything about your home, or about what any new development will do to its value. It can show you how our team answers the question you came here with.
NRG Nguyen Realty Group, with Keller Williams Realty Peachtree Road, helps you see in your own numbers whether a move makes sense, before anyone asks you to sign anything. If it does, our team sells your home or helps you buy the next one. If it doesn't, we say that out loud.
You don't need a decision before you start the conversation.
How we serve Brookhaven-Chamblee, starting with your numbers
Our office is in Brookhaven. We've collectively sold 300+ homes since 2010. Your first conversation with us is about your life, what's causing the move and what you want next, before we talk about any house.
If your version of the question sounds like "I feel like we're stuck," the Next Chapter Strategy™ is built for you. It's a complimentary conversation about what has changed, what your home is worth, what you'd keep and what you'd trade, including whether a sale makes sense at all.
When your numbers say sell, the NRG Listing Launch runs the same way on both sides of the city line, with an update every week until closing. Our video tours usually reach 50,000 to 60,000 views across Facebook and Instagram, past results and never a promise. Read more on selling your home in Brookhaven-Chamblee.
When you're buying, the path starts with a discovery call, then a lender if you're financing. A buyer strategy meeting follows, where we go through the numbers and the buyer agreement before any tours. If "Every time we find a house we love, we look at the payment and immediately close the tab" sounds familiar, we start with the monthly payment you're comfortable with, which may differ from what a lender approves. Buying a home in Brookhaven-Chamblee goes further.
Brookhaven-Chamblee neighborhoods, on either side of the line
Once a move makes sense, the next question is which city holds the address. Brookhaven and Chamblee share DeKalb County, Peachtree Road and the MARTA Gold Line, along with a city line you may never notice on the street. It doesn't change the look of your block. It decides who sets your city tax rate, which department answers your call, and what permit the tree in your backyard needs.
Confirm the city for every address first, through DeKalb County's records or the city's own map. Each city sets its own rate and lists its own homestead exemptions, so two homes a short walk apart can carry different bills. Planning a new driveway, an addition or a pool? The rules can differ too, so read the city's rules before you make an offer.
Lynwood Park is a historic district designated by the City of Brookhaven. Historic Brookhaven, around the Capital City Club, is on the National Register, and the neighborhood's lines cross city limits, so check the address.
Murphey Candler Lake lies in the northern part of Brookhaven, south of Interstate 285. The city describes it as a regional stormwater facility used for recreation and surrounded by walking trails.
Downtown Chamblee has seen lofts and townhomes built since 2000, beside its older buildings, and the city is home to DeKalb Peachtree Airport. If a home is near the airport, a rail line or a main road, visit at a few different hours.
Brookhaven-Chamblee homes and market, Q3 2026
Both cities hold more than one kind of home, so the year built, the zoning, and any association or historic district matter more than the city name. Each one can shape what you are allowed to change.
$507,500Median sold price, detached homes under $750,000

The Rawls Group (Keller Williams) Q3 2026 Market Report reads the two cities as one area, for July to September 2026, from FMLS and GAMLS data. Under $750,000, median days on market fell from 40 to 19 against the same months of 2025. Over $750,000, 77 detached homes sold at a median of $1,175,000, in 26 days.
The neighborhood can move those numbers a long way. FMLS covers ZIP codes 30319, 30341, 30345 and 30329 from November 1, 2025 through October 31, 2026. Detached homes in those ZIP codes sold at a median of $425,000 in Wakefield Forest, $694,000 in Drew Valley and $1,520,000 in Ashford Park. Attached homes took a median of 46 days against 13 for detached homes, which matters if a townhome is what you own or what you're weighing. A ZIP code isn't a city limit, so the address still decides the rest. Those are past results, never a promise for any one home.
Daily life by trail, park and Gold Line
Each city has a Gold Line station, Brookhaven/Oglethorpe and Chamblee. Decatur sits on another MARTA line in the same county, if you are comparing.
Brookhaven's parks department runs 19 parks across 352 acres, and Chamblee's largest park is Keswick Park, at more than 45 acres. The Chamblee Rail Trail runs 1.96 miles from Keswick Park to Peachtree Road. The Peachtree Creek Greenway is still being built, so walk what's open today before you count on it.
The City of Chamblee runs its own garbage, recycling and yard waste collection, and Brookhaven runs its own police. Ask the seller which providers serve the home, then confirm each one. The DeKalb County School District has a School Locator, so run the exact address, confirm the assignment with the district and research the schools yourself.
Ask us whether to move
Whether you own in one of these Brookhaven-Chamblee neighborhoods or you're weighing a home in one, you can bring us the question before you've decided anything. Our team will look at your life first, then your numbers, then the homes, and tell you what we see. Sometimes that means a sale or a purchase. Sometimes it means staying where you are for now.
What we want you to be able to say afterward is, "I finally feel like we have a plan." Ask our team whether to move, and we'll start from what has changed for you. This page describes our general approach, and it isn't legal, tax or lending advice.
