Buying a home in Brookhaven-Chamblee. Find the city line first.

The block looks the same. The rules may not.

Buying a home in Brookhaven-Chamblee means choosing a city, too

Buying a home in Brookhaven-Chamblee means choosing a city as well as a house. Sexton Woods, a neighborhood of 1950s ranches and newer infill, sits partly in each one, so two homes you tour there can carry different tax rates, different tree rules and a different truck on trash day. A mailing address settles none of it. NRG Nguyen Realty Group confirms the city for every address through DeKalb County's records or the city's own map before you fall for the house.

An assumption about the next street can change a bill. We've seen it, though not in this area. One of our buyers, weighing a home in Kings Cove over in East Cobb, mentioned they'd be glad to leave Georgia Power behind. The home was in Cobb and the next street had Cobb EMC, so they expected that to settle it. A power company isn't something we usually look up, but we'd heard them. We checked, and the home was on Georgia Power. Their monthly math changed. They were comfortable with it, and they bought knowing the number. That's one past purchase, never a promise about yours.

You may also be thinking, "I don't want someone trying to sell me a house, I just want someone to tell me what makes the most sense." We start with what's causing your move, the monthly payment you're comfortable with, and how long you'd need to keep the home if the market isn't in your favor when you sell. If your numbers say stay where you are, you'll hear it from us.

Our office is in Brookhaven, and we work the same way on both sides of the line: a conversation first, then the search. Here's what changes.

Weighing one side of the line against the other? Start there.

Three things that change at the line

The trees. If a pool or an addition is in your plans, count the trees before you write the offer. In Brookhaven, any tree 4 inches or greater needs a permit to come down, whatever its condition. In Chamblee, a homeowner on a developed single-family lot can remove up to five non-specimen trees a calendar year without a permit. A specimen tree there, which starts at 24 inches for a hardwood, 30 for a softwood and 4 for an understory tree like a dogwood, needs a permit even when it's hazardous.

The tax bill. The city you choose becomes part of your payment. Brookhaven's June 2026 presentation to its council listed total residential millage for 2025 at 40.335 in Brookhaven and 43.958 in Chamblee, and both cities changed their rates in 2026. The DeKalb Tax Commissioner lists a $40,000 basic exemption in Brookhaven and $50,000 in Chamblee.

A Brookhaven seller's last bill is an easy number to budget from, and it can mislead you. Homesteaded properties there pay city tax on a value frozen from when the owner bought, and the AJC reports that value rises again only when the home sells. Ask for an estimate on your own purchase price instead.

The services. Chamblee's Public Works Department collects garbage, recycling and yard waste on an assigned day. Brookhaven's own FAQ says it has no sanitation department, and DeKalb County Sanitation collects there. Brookhaven also runs its own stormwater utility and collects that fee on the annual tax bill.

A price and a pace for each neighborhood

FMLS shows these detached sales in ZIP codes 30319, 30341, 30345 and 30329 from November 1, 2025 through October 31, 2026, with the median price and median total days on market. A ZIP isn't a city limit, and some of these sales sit in unincorporated DeKalb or the City of Atlanta.

  • Wakefield Forest, built 1955 to 1963: 17 sales, $425,000, 5 days.
  • Huntley Hills, built 1950 to 2023: 20 sales, $573,000, 4 days.
  • Drew Valley, built 1954 to 2026: 28 sales, $694,000, 6 days.
  • Sexton Woods, built 1955 to 2026: 21 sales, $760,000, 16 days.
  • Brookhaven Heights, built 1930 to 2014: 18 sales, $967,450, 19.5 days.
  • Ashford Park, built 1941 to 2026: 88 sales, $1,520,000, 6.5 days.

Across those four ZIP codes, 792 detached homes closed at a $777,500 median in 13 days, and 396 attached homes at a $414,500 median in 46 days. An attached home may give you more time to read the documents. These are past results, never a promise for any one home.

A median of about a week changes how you get ready. During preapproval, the lenders we work with do much of the work up front, which can help you make a strong offer and get through inspections and other contingencies quickly, typically within due diligence. That window is negotiable and commonly runs around 5 to 7 days, a usual pace and never a promise for your own contract. Not every buyer will qualify, and you're never required to use a lender we name. Earnest money is negotiated, commonly around 1 to 2%, and depending on the situation it could be less or higher.

A new house can sit inside an old neighborhood

Drew Valley began in 1954 as brick cottages and ranches of about 1,300 to 1,500 square feet, according to its neighborhood site, and FMLS shows sales there running from $385,000 to $2,290,000. Those two ends are different purchases in the same neighborhood. Before you read a median, ask which one you're touring, and what the street around it may become.

If a second unit on the lot is part of your plan, check the parcel before you count on it. Brookhaven's 2044 plan says stream buffers may limit many parcels in Ashford Park and Drew Valley.

If a home is near DeKalb Peachtree Airport, the rail line or a main road, tour it again at a different hour. And if you'd ride MARTA, Brookhaven/Oglethorpe and Chamblee stations are both on the Gold Line, so drive to the station from that address before you offer.

Our team, from the first call to after closing

Your purchase starts with a discovery call. A lender follows if you're financing, since the loan is the biggest piece of the purchase. If qualifying isn't possible today, a lender can lay out a plan from your file as it stands, though not every buyer will qualify. If you're paying cash, you go from the call straight to your buyer strategy meeting.

Your buyer strategy meeting is thorough with numbers, and it's where we go over the buyer agreement with you. We don't tour homes until the agreement is in place. From there we help you secure the home, then advise you through the inspection and any issue it or the financing raises. When the market doesn't show the right home, we also ask the people in our database whether anyone nearby is considering a sale.

You'll also have a checklist of what we recommend, which vendors to call and when, plus videos on the process. Our closing coordinators send reminders and updates every week. We're still a resource after you close.

Questions

Answers, simplified.

Is a Chamblee mailing address inside the City of Chamblee?

Not always. A mailing address doesn't settle the city. Confirm it through DeKalb County's records or the city's own map, since taxes and services follow the city.

Do I need a permit to remove a tree in Brookhaven?

The city says any tree 4 inches or greater, regardless of condition, needs a permit. Owner-occupied residences pay no fee. Read the current page before planning any work.

Why can a Brookhaven seller's tax bill be lower than mine would be?

Homesteaded properties pay city tax on a frozen value, and the AJC reports it rises again only when the home sells. Ask for an estimate on your purchase price.

Which is higher, Brookhaven's or Chamblee's tax rate?

Brookhaven's June 2026 presentation listed 2025 total residential millage at 40.335 in Brookhaven and 43.958 in Chamblee. Both cities changed their rates in 2026, so check the current figures.
