Buying or selling in North Fulton? Start with what homes actually sell for.
Alpharetta, Johns Creek, Milton and Roswell, each with its own city hall and its own dates.
Living in North Fulton, starting with one nervous buyer
One first-time buyer came to us in North Fulton nervous the way first-time buyers usually are, about whether they'd qualify and about all the steps. They also thought the market was going to crash. In our buyer strategy meeting, we walked them through how we work and the resources behind it. After that we helped at every step and kept each one clear.
Holding on to their cash mattered most to this buyer, along with avoiding repairs, or bigger repairs, after closing. With insurance, an older roof can be a problem, because the home may not be able to get a policy. We negotiated a new roof, which gave them great relief. By closing they were much more confident. Today they're homeowners, and they're happy they bought.
One purchase can't speak for yours. We can't promise how a market will move, what a seller will agree to or what an insurer will cover, so check with an insurance agent before you count on coverage.
If you've found a house you love, looked at the payment and closed the tab, look at one more number before you give up on North Fulton neighborhoods. In Q3 2026, among detached homes under $750,000, the median list price of $620,000 sat $34,500 above the median sold price.
A listing tells you what someone hopes. A sold price tells you what a buyer agreed to pay. Start with the sold column, because a seller pricing from listings alone can land above what recent buyers have shown they'll pay. A buyer doing the math from asking prices may be worrying over the wrong number. A median describes a group, so it can't promise a discount on any one home.
NRG Nguyen Realty Group helps you decide what makes sense with your own numbers, whether you're buying, selling or not sure a move makes sense at all. Sometimes, we'll tell you not to move. We work across Alpharetta, Johns Creek, Milton and Roswell from our office in Brookhaven, with Keller Williams Realty Peachtree Road.
You don't have to decide before we talk.
How we serve North Fulton, your life and your numbers first
Don't time the market. We'd rather look at your life and your finances today, including what you can't control, and you do need somewhere to live. So we set renting beside owning, then ask how long you'd need to stay if prices have moved against you when it's time to sell.
If you're buying, it begins with a discovery call, then a lender if you're financing. Not every buyer will qualify, and if qualifying isn't possible yet, a lender can put you on a plan based on your file that day. Our strategy meeting goes through the numbers, including the monthly payment you're comfortable with, and the buyer agreement, which has to be in place before we tour. From there we advise you through the inspection and anything the financing raises. Closing coordinators send reminders and updates every week, and we're a resource after closing. Our buyer steps show the order, and first-time buyers in North Fulton have a page of their own.
If you own here and "I feel like we're stuck" sounds familiar, we start with what's causing your move and what you want next. "What if we give up our low interest rate and regret it?" is a fair question, and our Next Chapter Strategy™ session is built for it. It's a conversation about your options, including whether a sale makes sense at all.
If you're trading up in North Fulton, a lender can show whether you'd qualify to carry two mortgages. If not, that's okay. We plan the listing around your search and line up back-to-back closings. When it's time to sell, the NRG Listing Launch goes out in stages, with a weekly update until closing, and how we look at value goes further.
Every real estate agent says they're different, so judge us on specifics. We've collectively sold 300+ homes since 2010, and our team was a 2025 Atlanta Top Producer, in the top 15% of teams by sales volume.
North Fulton neighborhoods move at different speeds
No government answers to the name North Fulton. Our team uses it for four cities in Fulton County, and the communities inside them don't keep the same pace.
Among detached homes, FMLS shows Windward in Alpharetta at a $927,000 median, with a median of 10 days on market across 77 sales. Horseshoe Bend in Roswell ran $842,000 and 10.5 days across 48. Country Club of the South in Johns Creek ran $2,080,000 and 90.5 days across 32, at 93% of original list price.
Lower in the range, Avensong's median was $435,000 at 25 days and 94% of original list price. Barrington Farms' was $500,000 at 9 days and 100%, and each had 19 sales. Those two medians call for different first offers, and different list prices too. FMLS gives these for closed sales in Fulton County from November 1, 2025 through October 31, 2026. Each is a past result, never a promise for any one home.
Age varies as widely. FMLS shows sales in Barrington Farms built from 1978 to 1984, in Crooked Creek from 1995 to 2004, and in Harlow, an attached community, from 2016 to 2022. A year built won't tell you how old a home's roof is, so ask early.
In Milton, start with the land. The city says about 85% of its more than 39 square miles are agriculturally zoned, meaning residential lots must be at least 1 acre. Confirm the zoning and the lot for any home, since they shape what you can add, build or keep there.
North Fulton homes and market, split at $750,000
In Q3 2026, more detached homes sold over $750,000 than under it, and the two bands moved in different directions on price, so read them apart.
$585,500Median sold price, under $750,000
$1.135MMedian sold price, over $750,000
637Detached homes sold
The Rawls Group (Keller Williams) Q3 2026 Market Report covers July to September 2026, from FMLS and GAMLS data.
Under $750,000, 250 homes sold, and days on market moved from 15 to 25. Over $750,000, 387 homes sold in a median of 34 days, at a median list price of $1,200,000. Homes for sale rose in both bands, to 207 and 490, and months' supply was 2.5 and 3.8. If you're selling, those are two different plans. If you're buying, they're two different conversations about your first offer.
If the payment is what closed the tab, look at attached homes too. Over the twelve months through October 2026, FMLS shows a $522,000 median for attached homes against $841,500 for detached. Of the 269 homes that sold under $400,000, 238 were attached.
Price matters beyond North Fulton too. Elsewhere in metro Atlanta, a past client's home sat for months with another agent. We relisted it with a different strategy, and it went under contract within days. That's one home, never a promise for yours.
Daily life, and the bills your city sends
The city that holds your home also decides who bills you. For a home in Johns Creek, the Fulton County Tax Commissioner collects the city's taxes. Alpharetta, Milton and Roswell bill their own. Your homestead dates differ too, and filing is in your own name after closing, because a deed change removes the old exemption.
Johns Creek leaves the trash hauler to you, and so does Milton, as of a March 2025 Milton Herald report. In Roswell it's worth asking which utility sends the water bill. Drive the commute from each home at the hour you would travel. Fulton County Schools offers a lookup by home address. Confirm the assignment with the district and research the schools yourself.
Should these prices feel out of reach, Cherokee County, which borders Milton to the north and west, is worth setting beside them. This page is general information, and it isn't legal, tax or lending advice.
The goal is a sentence you can say at your own table: "I finally feel like we have a plan." Tell us the North Fulton city you're weighing, and we'll start there.
