East Cobb neighborhoods. Find out if moving makes sense before you give up your rate.
An unincorporated part of Cobb County, known by its neighborhoods and its roads.
Living in East Cobb: when the home stops fitting
"What if we give up our low interest rate and regret it?" If you bought in East Cobb years ago, that question may follow you through every listing you open. Your life has changed, the home no longer fits, and "I feel like we're stuck" has started to sound about right. You can look through East Cobb neighborhoods for a long time and still have no answer, because no listing knows what your rate is worth to you.
Waiting is a reasonable place to be. NRG Nguyen Realty Group, with Keller Williams Realty Peachtree Road, helps you find out whether a move makes sense, with your own numbers, before you sign anything. We start with your life, then your numbers, then the real estate. Sometimes, we'll tell you not to move.
A buyer can feel the same weight from the other side: "Every time we find a house we love, we look at the payment and immediately close the tab." Both worries come down to one monthly number and what sits inside it.
One of our buyers in Kings Cove shows how much can sit inside it. They mentioned looking forward to leaving Georgia Power. The home they were weighing was in Cobb, and the next street had Cobb EMC, so they assumed they'd be done with it. We don't usually look up a power company on a purchase. We heard what they said and looked anyway. That home was on Georgia Power.
The news changed their monthly math. They were comfortable with it, and they bought the home knowing the number. In the state Public Service Commission's Summer 2026 survey, 1,000 kWh ran about $75 more on Georgia Power than on Cobb EMC, before your plan and season. Their purchase is one past result, never a promise about yours. A low rate deserves the same look. Keep it or give it up, you should choose with the whole cost in front of you.
East Cobb makes that harder to see, because it has no city hall. County government handles what a city would. The boundaries are informal. East Cobb is often described as running from the Chattahoochee River and Sandy Springs on the southeast to Bells Ferry Road, I-575 and the Marietta city limits on the west, with Cherokee County to the north and Roswell to the northeast.
A mailing address can say Marietta or Roswell while the home sits outside either city, and parts of these ZIP codes sit inside Marietta's limits. That line decides which property taxes you pay and which school district serves the address, so it's the first thing to check.
You don't have to decide before we talk.
How we serve East Cobb: from our office in Brookhaven
"Every real estate agent says they're different." So judge us by the first conversation. It's a discovery call, where we learn what's causing your move and listen to your goals.
If you're on a low rate and can't tell whether moving is a good financial decision, the Next Chapter Strategy™ session exists for you. We talk through your options and next steps, including whether a sale makes sense at all. The right strategy doesn't always end with a moving truck.
If you're selling, your home gets the full NRG Listing Launch: video on every listing, a complimentary staging consultation, digital ads, a website made for your home, and an update every week until closing. Read more about selling your home in East Cobb.
One listing of ours in Virginia-Highland, in Intown Atlanta and not East Cobb, had a strong personal style and little natural light. Our stager worked with the seller, and buyers came to see it without making offers. The seller then followed our plan to relist, with lighter paint, new staging and new photos. The home went under contract, and the seller was happy with the staging. No result is a promise.
If you're buying a home in East Cobb, the discovery call leads to a lender if you're financing, then a buyer strategy meeting that's thorough with numbers. We go over the buyer agreement there, and tours start once it's signed. If you're paying cash, you can skip the lender. Qualifying may not be possible for every buyer. You also get a checklist of vendors and timing, videos on the process, and weekly updates from our closing coordinators.
If you're trading up in East Cobb, we plan the buying and the selling at the same time.
We've collectively sold 300+ homes since 2010, and NRG was a 2025 Atlanta Top Producer, in the top 15% of teams by sales volume. Neither figure is a count of East Cobb sales.
East Cobb neighborhoods: each with its own history
East Cobb has no single kind of home, so look neighborhood by neighborhood. Each one carries its own history, layouts and rules.
Indian Hills began with a plat filed with Cobb County in June 1969, and its first entrance ran off Lower Roswell Road onto Indian Hills Parkway, according to the community's own history. Its civic association is voluntary and separate from the private Indian Hills Country Club, so ask which dues belong to the home.
Paper Mill and Sope Creek take their names from Paper Mill Road and the creek itself. The stone walls of the Marietta Paper Mill still stand along Sope Creek, in the Cochran Shoals unit of the Chattahoochee River National Recreation Area. Production there began in 1855, and the mill closed in 1902. Atlanta Country Club, near Paper Mill Road, opened in 1966.
Columns Drive follows the Chattahoochee. River Place is a townhome community along it, and the drive holds a National Park Service entrance to Cochran Shoals, where a flat 3.1 mile fitness loop starts at the parking lot.
Lower Roswell Road has the Gold Branch unit of the recreation area, with about 4.9 miles of trail above Morgan Falls Dam, along with the East Cobb Library. Part of its west end falls inside Marietta city limits, so check the address.
Terrell Mill also sits partly inside Marietta city limits. Terrell Mill Estates holds single-family homes, and Valencia Hills holds condos and townhomes built in 1974, so a price from one tells you little about the other.
East Cobb homes and market: September 2026
You'll find two-story traditionals, often brick or partial brick, alongside ranches, split-levels and ranch-over-basement plans, with townhomes and condos in smaller pockets. Newer homes tend to be tear-down rebuilds rather than whole new neighborhoods.

The source is FMLS: detached homes in ZIP codes 30062, 30066, 30067 and 30068, closed in September 2026. The ZIP search includes some homes inside Marietta city limits. Townhomes and condos sell on their own terms. Every number here is a past result, never a promise for any one home.
A median can tell you what a neighborhood's market has done. It can't tell you what your payment would become. You can't make your next decision using someone else's math.
Daily life: the river, the drive and the county's bill
The Chattahoochee River forms the eastern edge of East Cobb, and East Cobb Park and Hyde Farm are county parks with walking trails.
There is no MARTA rail in Cobb County, so the drive tends to shape the week. Drive it from the address you're weighing, at the hour you'd make it.
A home in unincorporated Cobb pays county, county fire and county school rates, and an address inside Marietta carries a different mix. Estimate your own tax figure instead of relying on a listing's.
People often use Walton, Pope, Lassiter and Kell as shorthand for parts of East Cobb, and a school assignment belongs to one address and can change. Confirm it with the district before you make an offer.
Your next step in East Cobb: a conversation first
A call with us makes sense if your home no longer fits and you can't tell whether moving does either, or if you have an East Cobb address in mind and want to know what it would cost you each month. If you've run your numbers and you're at peace with staying, stay.
When you call, our team learns what's causing the move, looks at your numbers and your address, and tells you what we'd do, even if that's nothing. The goal is "I finally feel like we have a plan."
You don't have to decide before we talk. Tell us what has changed.

Questions
Answers, simplified.
Is East Cobb a city?
No. East Cobb is an unincorporated part of Cobb County with no mayor or city council of its own. In 2022, voters there turned down a proposal to become a city.
Should I give up a low interest rate to move from East Cobb?
It depends on your life and your numbers, and nobody can tell you where rates go. Compare the full monthly cost of the next home with what you pay now, and decide what the change is worth to you. Sometimes the answer is to stay.
Which ZIP codes are East Cobb?
Our team uses 30062, 30066, 30067 and 30068. A small Cobb slice of 30075 also counts, and the parts of these ZIP codes inside Marietta city limits don't.
Why does my East Cobb address say Marietta or Roswell?
Because the postal address names a city even when the home sits outside it. The tax district on the property's tax bill shows whether it is in unincorporated Cobb or inside a city.
How do I find out which schools serve an East Cobb address?
Enter the complete street address in the Cobb County School District's Bus Route Finder, then confirm with the district. If the home sits inside Marietta's city limits, ask Marietta City Schools.
