Buying a home in East Cobb. The next street can carry a different bill.

Dues, power, sewer and taxes, read one address at a time.

Buying a home in East Cobb: the number a listing leaves out

Buying a home in East Cobb can bring you to a familiar moment: "Every time we find a house we love, we look at the payment and immediately close the tab." Here, part of that payment stays out of sight until someone checks the address. An association can bill $1,380 a year, and a home outside one pays nothing. The power company can change from one street to the next.

Our team stays with you through all of it, starting with what's causing the move and the monthly payment you're comfortable with.

East Cobb also has no city hall. In May 2022, 73% of voters there said no to cityhood, according to East Cobb News. A mailing address can say Marietta or Roswell and sit outside both, so each address needs its own check.

NRG Nguyen Realty Group runs our seven buyer steps the same way anywhere, and they begin with a discovery call. If the numbers say a home isn't the one, or that the timing isn't yet right, we'll tell you that too.

What East Cobb buyers paid, by neighborhood

These are FMLS medians for closed sales in ZIP codes 30062, 30066, 30067 and 30068, from November 1, 2025 through October 31, 2026, with the years those sales were built.

  • Bentley Ridge, attached, 1981: 10 sales, $215,825.
  • Heritage Woods, detached, 1972 to 1979: 6 sales, $539,500.
  • Willow Point, detached, 1973 to 1976: 11 sales, $625,000.
  • Somerset, detached, 1973 to 1986: 11 sales, $667,000.
  • Chimney Springs, detached, from 1976: 25 sales, $718,000.
  • Indian Hills, detached, names starting Indian Hills, from 1970: 62 sales, $780,000.
  • Old Paper Mill, detached, 1984 to 1988: 9 sales, $975,000.
  • Sibley Forest, detached, 1981 to 1987: 9 sales, $1,125,000.

Each number is a past result, never a promise for any one home. For a wider view, 142 detached homes closed across those ZIP codes in September 2026 at a median of $622,000. The Rawls Group (Keller Williams) Q3 2026 Market Report, which draws its own East Cobb area with parts of Roswell and Marietta, shows detached homes at a $515,000 median under $750,000 and $944,000 over it.

In West Cobb, Rawls shows $420,000 under $750,000, about $95,000 lower, and you could tour new phases built from 2024 to 2026. Here you're more likely buying an older house along with its repairs, since a new home tends to replace an old one on an existing lot.

"We save homes and then they're gone" fits Chimney Springs, where the median was 4 total days. Bentley Ridge's median was 75, which leaves more room to look closely.

Four costs that change with the address

  • The association. Sibley Forest lists $1,633 at closing for 2026, plus $1,380 a year in dues and trash. Somerset's membership page sets $1,000 plus dues to join when a home's membership has lapsed. A lender counts mandatory dues in what you qualify for, so ask each treasurer for the current figure.
  • The power. One of our buyers mentioned looking forward to leaving Georgia Power behind. They assumed a home in Cobb would do that, since the next street used Cobb EMC. Checking a power company isn't a usual step in a purchase, but we caught the comment and looked. The home they were weighing in Kings Cove was on Georgia Power. That changed their monthly math. They were comfortable with it, and they bought knowing the number. In the state Public Service Commission's Summer 2026 survey, 1,000 kWh ran $108.00 on Cobb EMC and $182.93 on Georgia Power, about $75 apart before your plan and season. Ask the company about that address, and ask for a recent bill.
  • The tax district. An address inside Marietta pays its own city levies and Marietta City Schools in place of county fire and county schools. Along Terrell Mill Road and the west end of Lower Roswell Road, parcels fall on both sides of the city line, so read the district on the bill.
  • Sewer or septic. The Cobb County Water System's site gives a number to call for water and sewer availability. Use it, and ask the seller. A recent water bill helps too, because Cobb says a sewer charge means the county system and no charge suggests a septic tank.

Here are two septic stories from our buyers, neither specific to East Cobb. One of our buyers was weighing a home whose listing and tax record both said sewer. It turned out to be septic. They wanted a home connected to sewer, so they ended the contract and moved on.

We recommend a septic inspection whenever a home has septic, rather than relying on a letter or a pump service. We go over it at your buyer strategy meeting, and it's written into our buyer agreement. On one purchase, the inspection found a problem with the field lines. Our buyer was ready to walk away, and we negotiated for the seller to replace the entire system, about a $17,000 job. Without that inspection, they would never have known. That's one past sale, never a promise.

What the address decides beyond the bill

The school assignment. Enter the full street address in the Cobb County School District's Bus Route Finder, then confirm with the district. People use Walton, Pope, Lassiter and Kell as shorthand for parts of East Cobb, and a subdivision name proves nothing about one address. Our team builds this check into the first days of a purchase when schools matter to you.

The houses, and what their age may mean

Expect two-story traditionals, often in full or partial brick, along with ranches, split-levels and ranch-over-basement plans. Townhomes and condos sit in smaller pockets.

Willow Point's recent sales date from the mid-1970s and come with a lead-based paint disclosure, since they were built before 1978.

This one isn't specific to East Cobb. On one purchase, the inspection turned up polybutylene plumbing, a material known for plumbing problems. We negotiated for the seller to replace the fittings. That's one past sale, never a promise.

Your mornings

MARTA rail doesn't run in Cobb County. Interstates 75, 285 and 575 pass through the county, and Johnson Ferry Road crosses the Chattahoochee into Sandy Springs, where it meets Abernathy Road toward GA 400 and Perimeter Center. A home near Johnson Ferry and a home near Sandy Plains Road can give you two different mornings, so drive each one at the hour you'd make it.

When one street keeps calling you back

Our team stays with you at every step. It starts with a discovery call. If you're financing and don't have a lender yet, we connect you with one next, because the lender is the biggest piece when you're financing. If qualifying isn't possible today, a lender can lay out a plan from your file as it stands. Then comes your buyer strategy meeting, thorough with numbers: what's causing the move, what matters most to you, and the monthly payment you're comfortable with, which isn't always what you're pre-approved for. If you're paying cash, the discovery call goes straight to that meeting.

Then we help you secure the home and advise you through due diligence, the inspections and anything that comes up along the way. You get a checklist of recommendations, vendors and when to do what, videos that take you through the process, and reminders and updates every week from our closing coordinators. After closing, we're still a resource.

You don't have to decide before we talk. When a street keeps pulling you back, or the payment has you closing the tab again, tell us about buying a home in East Cobb, and bring the address.

Buying a home with our team walks through every step, and our East Cobb overview covers the place. If your search runs wider, compare buying a home in West Cobb or buying a home in North Fulton.

Questions

Answers, simplified.

Does a Marietta address mean Marietta city taxes?

Not by itself. Cobb County's tax bill guide says Unincorporated Cobb is outside any city limit even when the postal address names a city. The tax district on the bill shows which side a home is on.

What do homes cost in East Cobb?

Detached homes in ZIP codes 30062, 30066, 30067 and 30068 closed at a median of $622,000 in September 2026, according to FMLS. Your price range and the sales near the home matter more than that one figure.

Is there MARTA in East Cobb?

There is no MARTA rail in Cobb County. CobbLinc buses connect with MARTA at Arts Center station, so check which routes, if any, serve the address.

How do I confirm which schools serve an address?

Enter the complete street address in the Cobb County School District's Bus Route Finder and confirm with the district. If the home sits inside Marietta's limits, ask Marietta City Schools.
