West Cobb · Buying a Home
Buying a home in West Cobb. The address may not mean what it says.
An Acworth mailing address can still land in Cherokee County. Look before you fall for the home.
Buying a home in West Cobb starts with what you assumed
Buying a home in West Cobb can leave you saying, "There are just too many moving pieces to know what's right." You love a home, the address says Acworth, and you figure you know whose taxes, trash and power come with it. That guess is how a buyer ends up with a home that isn't quite the one they thought they were buying.
We've seen it from the other side of this county. One of our buyers told us they were looking forward to being done with Georgia Power. The home they had in mind was in Kings Cove, over in East Cobb, and they took it as settled, since they'd be in Cobb and the next street had Cobb EMC. Looking up a power company isn't a usual part of a purchase. We heard what they said, so we looked, and it was Georgia Power. The monthly math changed. They were comfortable with it, and they bought knowing the number. That purchase is a past result, never a promise about yours.
West Cobb leaves plenty of room for a guess like that. It's a direction on the map, with no city limit of its own. So NRG Nguyen Realty Group runs the same buyer steps here as anywhere. On a home you take seriously, check the county first, then the city, then the bill. If you'd rather have someone tell you what makes the most sense than sell you a house, that's what we do.
Start with the home you keep going back to.
674 sales that weren't in Cobb
When we pulled twelve months of sales from the ZIP codes people connect with West Cobb, FMLS returned 4,325 sales. Of those, 674 weren't in Cobb County at all: 341 in Cherokee, 253 in Paulding, and the rest in Bartow and Douglas. ZIP codes 30101 and 30102 reach Cherokee and Bartow, and 30127 and 30106 reach Paulding and Douglas, so an Acworth, Powder Springs or Austell mailing address settles little.
A different county means a different tax bill and different offices to call, and any Cobb figure you've been comparing stops applying. Check the parcel's county before the second tour. If the line lands north of you, buying a home in Cherokee County picks up from there.
Same price, a different bill
Once a home is in Cobb, look for the city. Cobb's Tax Commissioner lists the 2026 rates. On a $500,000 home, at Cobb's 40% assessment and before exemptions, our own arithmetic comes to about $6,026 a year in unincorporated Cobb, $7,082 in Austell, $7,816 in Acworth, $7,856 in Kennesaw and $7,926 in Powder Springs.
The first and last of those sit about $1,900 a year apart, or roughly $158 a month, on the same price. A city also brings its own services, so the higher number buys something. Inside Marietta, the rate is 31.122 mills, about $6,224, with Marietta City Schools in place of county schools and county fire. Your own exemptions will change the figure too, and a seller's bill reflects the seller's, so run yours before you compare two homes.
What else follows the line
Inside a city, you'd receive two tax bills on their own calendars. Kennesaw mails its bill October 1, due December 1. Powder Springs usually bills in September, due in November. Ask your lender how escrow will handle both.
Trash follows the line too. Kennesaw's code bars private haulers inside the city, and the sanitation account goes in the property owner's name. In unincorporated Cobb, you choose a private hauler from the county's list. Electricity can't be read from an address either, since Acworth Power serves the city and portions of Cobb and Bartow counties, so ask the seller for a recent bill.
Two records said sewer, and both were wrong
A record can be wrong even when another one agrees with it. This story comes from our wider work, and we aren't tying it to any one area. One of our buyers was under contract on a home whose marketing said sewer and whose tax record said sewer. It had a septic system. They wanted a home on sewer, so they ended the contract.
Ask for a recent water bill early, along with any septic records, and confirm with whoever provides the water at that address. When a home does have septic, we recommend a septic inspection, rather than relying on a letter or a pump service. We go over it at your buyer strategy meeting, and it's written into our buyer agreement.
In Austell, that inspection found a problem with the field lines on one purchase. Our buyer was ready to walk away, and we negotiated for the seller to replace the entire system, about a $17,000 job. Without that inspection, they would never have known. That's one past sale, never a promise.
A median hides the communities you'll tour
FMLS shows 3,651 Cobb County sales across those ZIP codes from November 1, 2025 through October 31, 2026, with detached homes at a $425,000 median and attached homes at $339,900. The community names tell you more. Legacy Park, built from 1996 to 2002, had a $460,000 median across 37 sales, at 17 days. Chestnut Hill, from 1987 to 2000, had $535,000 across 17. Blue Springs, from the 1990s, had $414,000 across 18, at 9 days. These are past results, never a promise for any one home.
A new phase and an older street ask different things
Several of the busiest names on this side of the county are builder phases, so you could tour a new home and a 1990s home on the same afternoon. Rosewood Farms, with recent sales built from 2024 to 2026, closed at a median of 100% of original list price in 48.5 days. Westmont Preserve, from 2025 to 2026, closed at 94% in 35 days. One builder's phase may have room to negotiate while another has little.
A builder's contract is the builder's own form, and the sales office works for the builder. Talk with us before your first visit, because some builders set rules about bringing your own agent. Then set the new home beside the older one on price per square foot, dues and the tax line.
When the mountain or the lake is on your list
Allatoona Lake has a shoreline manager you may not expect. The Corps of Engineers manages the entire shoreline, and an adjoining owner can't alter that land or leave personal property on it without a permit, which is available only in areas zoned limited development. So a home that looks lakefront may or may not come with a dock.
Around Kennesaw Mountain, a 1988 National Park Service plan describes Dallas Road, Burnt Hickory Road, Powder Springs Road and Stilesboro Road as commuter routes that cross or border the park, so drive yours at the hour you would use it.
When one address keeps pulling you back
Our team stays with you from a discovery call until after closing. If you're financing, a lender comes next, because that's the biggest piece. If qualifying isn't possible yet, a lender can map out what it would take. Not every buyer will qualify. Your buyer strategy meeting is next, and it's thorough with numbers. We look at why you're moving and the payment you're comfortable with, which may be less than you're pre-approved for. We go over the buyer agreement there, and tours wait until it's in place. If you're paying cash, you go from the discovery call straight to that meeting.
From there, we help you secure the home and advise you through the inspections and whatever they raise. You'd have a checklist of our recommendations, vendors and when to do what, videos that explain the process, and reminders and updates each week from our closing coordinators. We stay a resource once you've closed.
