Cherokee County · Buying a Home
Buying a home in Cherokee County. The listing said sewer.
What's under the yard, who sends each bill and what the dues leave out.
Buying a home in Cherokee County, and the word a listing got wrong
In Cherokee County, one of our buyers had a home under contract. That listing's marketing read sewer, and so did the tax record. It turned out to be a septic system. Being connected to sewer was what they wanted, so they ended that contract and didn't buy the home.
We used the home search from there to make sure the next home had sewer. On that next home, we recommended a sewer scope, a check that the lines are intact, because a repair there can be expensive, especially where there are lots of trees. That's one buyer's search, never a promise about yours.
Buying a home in Cherokee County raises that kind of question more than once. What's under the yard? Who sends the second tax bill? What do the dues leave out? None of those answers shows in a list price, and a confident listing can still be wrong about one.
At NRG Nguyen Realty Group, we ask what's most important to you, what's causing your move and the monthly number you can live with. For this buyer, sewer was what mattered, and we kept the search on it. Yours may be something else. Either way, we advise you through the inspections and what they turn up on each home. Our seven buyer steps run the same anywhere.
Start with the listing you're unsure about.
Sewer or septic, and who can tell you
Two records were wrong about our buyer's home, so go to the people who keep the bill and the file.
- Water and sewer. The county sends unincorporated addresses to the Cherokee County Water and Sewerage Authority, and addresses inside a city to that city. Woodstock runs its own utility. Ask to see a recent bill from whichever one it is, because the North Georgia Health District says, "If you don't see a sewer fee, you are likely to have a septic system."
- The septic file. The district says septic records aren't publicly accessible, but you can request one property's records, if they exist, from the office that covers it. In Cherokee that's Environmental Health in Canton. Put the full address in your email and allow one to two business days.
- The inspection. We recommend an inspector look at any septic system on a home you're buying, even when the seller offers a letter or a recent pump service. We cover that at your buyer strategy meeting and in our buyer agreement.
Timing is why the order matters. Due diligence is commonly around 5 to 7 days, and the length is something you propose in your offer, so a records request and an inspector belong in those first days. The dates in your contract are what count.
You may be perfectly happy on septic. Either way, you want to know while the choice is still yours. A home on sewer has its own question, so ask about a scope in those same days.
What each association bills you each year
Eagle Watch, in the Towne Lake area, lists total 2026 assessments of $1,538.64, about $128 a month by our arithmetic, with a $400 special assessment inside that figure and a $720 initiation fee for 2026. Lake Arrowhead, in Waleska, lists $2,700 a year for a home, or $225 a month.
BridgeMill's dues work differently. A 2020 disclosure says its assessment covers no swim, tennis, golf or fitness, because those belong to a club with voluntary memberships. That paper is old, so ask for today's amount.
What would your payment look like with the dues inside it? Before you write an offer here, ask for the association's current disclosure and read what its dues leave out.
What buyers paid, community by community
From November 1, 2025 through October 31, 2026, according to FMLS, Brookshire had 31 sales at a $430,000 median, Lake Arrowhead 112 at $537,450, Eagle Watch 61 at $580,000, BridgeMill 109 at $603,000 and Woodmont 37 at $746,700.
The pace differs too, and it can shape how long you have for questions. Brookshire's median was 11 total days on the market, and Lake Arrowhead's was 68.
Across the county in those twelve months, according to FMLS, 3,204 detached homes closed at a median of $510,000, in a search of six ZIP codes filtered to Cherokee County. All of these are past results, never a promise for any one home.
One city, two bills, or no city at all
A Woodstock address can bring a second tax bill. The city's bills are mailed in mid to late October and due on receipt.
Woodstock's own city limits map takes in part of Towne Lake and leaves out the streets we checked in Towne Lake Hills and Eagle Watch, all with Woodstock mailing addresses, so the address won't settle the question. The bill will, so ask to see it on each home you take seriously.
Sewer mattered to our buyer. What matters to you?
Our buyer wanted sewer enough to end a contract over it. Your one thing may be different, and the question stays the same: who can tell you for sure while you can still walk away?
If it's the power bill, Cobb EMC lists Cherokee among its counties and offers a service address finder. Sawnee EMC lists parts of Cherokee too. Ask the seller for a recent bill, then confirm with the utility.
If it's the lake, find out who may use it. Lake Arrowhead's 540 acres are for its residents and their guests, with boats under 26 feet and no jet skis. Allatoona Lake is federal, so a dock there depends on a Corps of Engineers permit.
If it's the morning drive, Georgia DOT's project sheet shows the I-575 express lane running from I-75 to Sixes Road, southbound in the morning and northbound in the evening, with a Peach Pass required. North of Sixes Road, a morning drive from Canton or Ball Ground starts in the regular lanes. The sheet is from 2018, so check the schedule at the state's Peach Pass site, then drive each home's route at the hour you would travel.
If it's a school, the Cherokee County School District posts boundary maps that its board approves each year, and it notes that several schools have split feeder patterns. Check the exact address with the district and research the schools yourself.
When one community keeps pulling you back
Our team is with you from the first call through closing and after. A discovery call comes first. When a loan is part of the plan, you talk with a lender next, and if you don't have one, we can connect you. If the numbers don't work yet, that lender can lay out what would need to change. Not every buyer will qualify. If you're paying cash, you can skip that step.
Then we sit down for a buyer strategy meeting that's thorough with numbers, including why you're moving and the monthly number that feels comfortable, which can sit below your pre-approval. The buyer agreement is part of that meeting, and we don't tour homes without one.
With a home chosen, we help you secure it and stay with you through due diligence, the inspections and whatever comes up in financing. You'll get a checklist naming the vendors we recommend and the timing for each task, videos that help you through the process, and a weekly reminder and update from our closing coordinators. After closing, you can still call us.
Maybe you'd like someone to tell you what makes the most sense, not someone trying to sell you a house. You don't have to decide before we talk. Tell us about buying a home in Cherokee County, and bring the listing you're unsure about.

Questions
Answers, simplified.
How can I tell if a Cherokee County home is on septic?
Start with a recent water bill. The North Georgia Health District says that without a sewer fee, you're likely on septic. Cherokee County Environmental Health in Canton can look for a record if you send the full address. A listing or tax record alone may not be right.
Do BridgeMill's dues include the pool and golf course?
A 2020 association disclosure says the mandatory assessment does not cover swim, tennis, golf or fitness, and that club memberships are voluntary. Ask the association and the club for current terms.
Will I get two property tax bills in Woodstock?
The city bills its own taxes, payable to the City of Woodstock, and county taxes come from the Tax Commissioner. Ask for both recent bills on any home inside the city limits.
Is Towne Lake a city?
No. It is a planned community with many subdivisions, and the city's map shows part of it inside Woodstock. Check the tax bill for the exact home.
How do I check the schools for a Cherokee County address?
Use the Cherokee County School District's boundary maps, confirm with the district and research the schools yourself. The district notes that some feeder patterns split.
