Downsizing in East Cobb can keep you near the roads you know

Downsizing in East Cobb often starts with one wish: less house to look after, and the same roads, the same errands, the same drive to the people you see. You may feel the house is too full to even begin. You don't need a clean house to start, and you don't have to decide before we talk. The choices here are named communities, each with its own rules, so we read them one at a time.

  • The Crossings of East Cobb. One listing site describes single-level homes from 1999, with two or three bedrooms and a two-car garage, gated, with a clubhouse, pool and fitness center. FMLS shows 3 sales in the twelve months through October 2026, from $335,000 to $355,000. That site puts the HOA near $466 to $494 a month. Confirm the amount and what it covers with the association.
  • River Place, on Columns Drive. Townhomes from 1978, where the HOA covers roof, siding, grounds, trash and private roads.
  • Indian Hills. Its architect mixed ranches and split levels with two-story traditionals, and townhouses followed by 1975. FMLS shows 62 detached sales in those twelve months, at a $780,000 median.
  • Valencia Hills. Condos and townhomes from 1974, with 4 sales from $305,000 to $380,000.
  • Willows by the River. Attached homes, with 4 sales from $220,000 to $295,000. Read the association's own documents for its rules.

All these figures are past results, never a promise for any one home. NRG Nguyen Realty Group's downsizing page covers the deciding, the belongings and the order of a move. If you're still unsure, the Next Chapter Strategy™ is built for that.

Finding one level among two stories

East Cobb has plenty of one-story homes if you search for them well. FMLS shows 359 detached sales in those twelve months listed with one story, and some one-level plans get listed another way. Our team builds your search with every wording: "primary on main," "main-level primary," "owner's suite on main," "one story." Then we read the floor plan, since "main-level bedroom" can mean a small guest room.

Lots here can slope, so count the steps from the driveway and at each entrance. A home that lives on one floor can still have stairs at every door.

Where the week might take you

Wellstar East Cobb Health Park at 3747 Roswell Road and Northside East Cobb Medical Center at 4800 Olde Towne Parkway offer outpatient and urgent care, with no inpatient services. Cochran Shoals, with its flat 3.1-mile loop, is close to Columns Drive.

What the move can free up, and what can take it back

The neighborhoods here sit far apart on price. FMLS medians in those twelve months ran $667,000 in Somerset, $975,000 in Old Paper Mill and $1,125,000 in Sibley Forest, while the Crossings, Valencia Hills and Willows by the River sold well under those figures. A long-held home sold to buy something nearby can free up real money. Dues and a newer home's higher price per square foot can take some of it back, so smaller doesn't always cost less.

Taxes belong in the comparison too. Cobb County's exemptions page lists an exemption from school general and school bond taxes for homeowners who are 62 on or before January 1 and live in the home as their primary residence, with no income limit listed. It doesn't follow you, so in Cobb you apply again on the next home. Inside Marietta, ask the city. Confirm your figure with the Tax Commissioner's office and a CPA. Sometimes the comparison ends with a decision to stay, and that's a fine outcome.

Selling a long-held East Cobb home

Your home goes to market through the NRG Listing Launch. A long-term owner often has a large gain, so talk with a CPA before you list. If you've belonged to a swim and tennis club for years, read its bylaws on transfers before you promise anything.
