Is East Cobb the Right Place for You to Live in Georgia?

Is East Cobb the right place for you to live in Georgia? It depends on what your week asks of a place, and our team lays out the facts that decide it: what homes cost, which subdivisions fit, how the drive works, what the county tax bill includes and which schools serve a specific address.
A place is lived one ordinary week at a time. Its reputation describes other people's weeks, the drives they take, the homes they chose, the budgets they set. The more useful test is to set East Cobb beside seven days of your own and see where it holds and where it strains.
Whether East Cobb fits depends on what your week asks of a place, and no one can settle that for you, including us. What can be settled are the facts that decide it: what homes cost, which kinds of homes its named subdivisions hold, how the daily drive works, what the tax bill includes, what it means to have the county as your local government, and which schools serve a specific address. Each of those can be checked before you make an offer. Once they are, the answer tends to arrive on its own.
This guide is from Andrew and Jassey Nguyen. NRG Nguyen Realty Group is a real estate team with Keller Williams Realty Peachtree Road helping buyers in East Cobb, Georgia weigh a move against the facts of their own week. Our team works in both East Cobb and Intown Atlanta, so we know the drive between them.
Why won't we call East Cobb good or bad?
Because the word belongs to you. A place that suits one person's commute, budget and routine can strain another's, and a label hides that difference. Fair housing rules also ask real estate professionals to avoid words that suggest who belongs where, so we describe homes and areas with facts anyone can check. That standard makes for a better decision anyway.
What follows is the evidence, arranged around the parts of a week. Read it with your own calendar open.
What does a week in East Cobb cost?
Start with the price, then follow it into the monthly bill.
In September 2026, detached homes in the East Cobb ZIP codes 30062, 30066, 30067 and 30068 closed at a median of $622,000, with a median of 18 days on market, across 142 sales in FMLS. Those figures cover detached homes only. Townhomes and condos sell on their own terms.
A median can hide two different markets. The Rawls Group's Q2 2026 report, which draws its East Cobb area a little differently and includes parts of Roswell and Marietta, splits detached homes at $750,000. Under that line, the median sold price was $520,950 (Q2 2025 · $515,000), and 512 homes sold (Q2 2025 · 491). Above it, the median sold price was $995,000 (Q2 2025 · $1,057,500), 212 homes sold (Q2 2025 · 288), and months' supply rose to 3.3 (Q2 2025 · 2.3). Which side of that line your budget sits on changes the pace you can expect and how much choice you will have.
Then come the costs that repeat every month: the mortgage, property taxes, insurance, and any homeowners association or club dues. In Cobb County, a home's assessed value is 40% of its fair market value, and the tax rates apply to that assessed value after exemptions. To claim a homestead exemption, you must own and live in the home as your primary residence on January 1, and the Cobb County Tax Commissioner accepts the application for the current year before the appeal deadline listed on your Notice of Assessment. If you close after January 1, your own exemption begins with the following tax year, so ask your lender to estimate taxes without the seller's exemptions.
One more fact matters for some buyers. A homeowner who is 62 or older on or before January 1 can apply for an exemption from all taxes in the school general and school bond categories on their home, according to the Tax Commissioner. If that applies to you now or soon, it can change the math of a purchase in a meaningful way.

Which homes will your week fit into?
East Cobb has no single kind of home. The useful unit is the subdivision, because each one carries its own history, layouts and rules. A few named places show the range.
Indian Hills began with a plat filed with Cobb County in June 1969, and its first entrance ran off Lower Roswell Road onto Indian Hills Parkway, according to the community's own history. The civic association describes about 2,000 acres set around creeks, pocket parks and a private country club. Its original architect mixed ranches, split levels and two-story traditionals so the roof lines blended, and by 1975 the community included a townhouse section, Indian Hills Townhouses, Phase I. The Indian Hills Civic Association is voluntary and separate from the Indian Hills Country Club, which matters if you are weighing what you would pay for and what you would not.
Along the Chattahoochee, River Place is a townhome community on Columns Drive. Columns Drive also holds a National Park Service entrance to the Cochran Shoals unit of the Chattahoochee River National Recreation Area, where a flat 3.1 mile fitness loop starts at the Columns Drive parking lot. If your mornings begin outdoors, measure that distance from the front door.
Near Paper Mill Road, Atlanta Country Club was formed in 1964 and opened in 1966, with a course built beside Sope Creek. The Park Service lists a Sope Creek entrance to the same Cochran Shoals unit of the recreation area.
Along Lower Roswell Road, the Gold Branch unit of the recreation area has its own entrance and about 4.9 miles of trail above Morgan Falls Dam. The East Cobb Library is on Lower Roswell Road as well. Nearby, Hyde Farm is a 42-acre Cobb County park with trails, a fishing pond, historic buildings and community gardens, and it doubles as an entrance to the Johnson Ferry unit of the recreation area.
Within each, homes still differ by age, size and layout. If a main-level bedroom or room for a parent matters to your week, our article on what to look for in an East Cobb home if a parent will live with you covers the layouts to look for.
How does the drive shape the week?
For many buyers, the drive decides the search more than the house does.
Interstates 75, 285 and 575 all pass through Cobb County. Johnson Ferry Road is a major route between Cobb County and Sandy Springs, crossing the river toward Abernathy Road and Roswell Road on the Fulton side. Two homes a few miles apart can have very different mornings.
Transit is a smaller part of the picture. Cobb County voted against joining MARTA in 1971, so there is no MARTA rail in the county. CobbLinc, the county's bus service, is the public transit option. If transit is part of your plan, check CobbLinc's current routes against the addresses you like.
The surest evidence is your own. Drive the route on a weekday at the hour you would drive it, from each address you are serious about. A Saturday drive tells you very little about a Tuesday.
What changes when the county is your local government?
East Cobb has no city government of its own. In May 2022, voters turned down a proposed city of East Cobb by 73.4% to 26.6%, according to the Georgia Recorder. Cobb County is the local government, including zoning.
The postal address can blur this. Cobb County's own guide to its tax bill explains that a home in unincorporated Cobb is not within a city's limits, even though its postal address names a city. East Cobb homes can carry a Marietta mailing address, and some homes with that address sit inside Marietta's city limits while others do not. That line decides which taxes you pay and which school district serves the home, so confirm which side of it each house sits on.
Rules about what you can add to a lot also come from the county. This fall, Cobb County has a proposed change to its zoning code before the Board of Commissioners that would define and set rules for accessory dwelling units, a second, smaller living unit on the same lot, attached or detached. The board scheduled public hearings for October 13 and October 27, 2026. If a guest suite or backyard unit is part of your plan, confirm the rule in force with Cobb County before you buy with that plan in mind.
How do I check schools for a specific address?
School assignment follows the exact address. In unincorporated Cobb, the Cobb County School District sets attendance zones, and it publishes them on its Attendance Zones page at cobbk12.org/attendance-zones. Homes inside Marietta's city limits are served by Marietta City Schools. A Marietta mailing address does not tell you which district a home belongs to, and zones can be redrawn over time.
Before you make an offer, confirm the assigned schools for that exact address with the district. Then research the schools yourself. If your move needs to line up with the school calendar, our article on timing a move around the Cobb County school year can help you plan the dates.
How do I run the fit test on my own week?
This is the order our team walks through with buyers weighing East Cobb. It works for any area on your list.
- Write out an ordinary week: where each person goes, at what hour, how often, and what you do on the weekend.
- Set a real monthly budget with a lender, including taxes without the seller's exemptions, insurance, and any HOA or club dues.
- Decide which side of the $750,000 line your budget sits on, and look at recent sales of the home type you want on that side.
- Choose two or three named subdivisions whose homes match your layout needs, and read their HOA or association documents.
- Drive your weekday route from each one at the hours on your list.
- Confirm the city line, the tax district and the assigned schools for each address you like.
- Compare the results with one other area you are considering, using the same steps.
When you finish, East Cobb becomes a short list of addresses measured against your week.
What mistakes make the test fail?
The first is testing the place instead of the address. Price, layout, HOA rules, tax district and school district can all change within a short drive, so a conclusion about East Cobb as a whole rarely holds for a specific house.
Another is measuring the drive on a map. A route that looks short can cross a river or an interstate at its busiest hour. Drive it at the time you would.
Some buyers budget from the price and forget the repeating costs. Taxes, insurance and dues can move a monthly payment as much as a difference in price.
Others trust a mailing address or a listing for school zoning. Only the district can confirm it.
And some plan around a rule that has not been decided. If your plans for a home depend on adding a unit, a pool or an addition, check the county's current rule and the subdivision's covenants first. Your due diligence period is the time to do it, and our article on the due diligence period in Georgia explains how it works.
A realistic scenario
This is an example, not a real client.
Picture two people renting a townhome Intown and thinking about buying in the suburbs. One drives to Midtown three days a week. The other works from home and wants a trail close by. They need three bedrooms, an office, and a monthly payment their lender has confirmed.
They write out their week first, then narrow the search to two places: a townhome near the river on Columns Drive and a single-family home in a subdivision off Lower Roswell Road. Both have Marietta mailing addresses. Our team pulls recent sales for each home type, and they confirm that both addresses are in unincorporated Cobb, then look up the assigned schools with the district.
They drive the Midtown route at 7:45 on a Tuesday from each address. One home has the shorter morning and a trail close by. The other has the yard and the room for an office. They read the HOA documents for both, estimate taxes without the sellers' exemptions, and compare the two monthly costs side by side.
In the end they choose the home whose week matches theirs. The decision rests on facts they checked themselves.
