How Much Do Homes Cost in East Cobb, GA?

How much do homes cost in East Cobb, GA? In September 2026, detached homes in East Cobb's four ZIP codes, 30062, 30066, 30067 and 30068, closed at a median price of $622,000 across 142 sales, with a median of 18 days on market, according to FMLS. That number is the middle of one month's sales, so our team reads it as a starting point and then looks at the homes that sold near the one you have in mind.
East Cobb carries one name and holds several markets. A home in one ZIP code, on one kind of lot, built in one decade, can sit in a different price world from a home a few miles away. The median gathers all of them into a single figure. Your search, or your sale, happens one street at a time.
This guide is from Andrew and Jassey Nguyen. NRG Nguyen Realty Group is a real estate team with Keller Williams Realty Peachtree Road helping buyers and sellers in East Cobb, Georgia understand what homes cost and what a home is worth.
What did East Cobb homes sell for most recently?
The FMLS figures above cover detached homes that closed from September 1 to September 30, 2026, in ZIP codes 30062, 30066, 30067 and 30068. Half of those 142 homes closed above $622,000 and half closed below it. FMLS counts the median days on market at 18. The FMLS ZIP code search also includes some homes inside Marietta city limits, since parts of each ZIP code sit inside the city, so the figures describe the four ZIP codes as a whole.
A month's median can move because of which homes happened to close, larger ones one month and smaller ones the next, without any one home changing in value. This is why every number in this guide carries its month or quarter, its home type and its source.
Townhomes and condos are left out of the FMLS figure. They are priced against their own recent sales, so a detached median says little about them.
How do prices differ across East Cobb's ZIP codes?
Redfin publishes figures for each ZIP code, and they show how wide the spread runs. These are Redfin's own calculations from MLS and public records data. They cover all home types together, houses, townhouses and condos, and the median prices cover the three months ending September 2026. Redfin defines the median sale price as the midpoint of the homes that sold during the period.
On those terms, the median sale price was about $666,000 in 30068 and about $595,000 in 30062. In 30066 it was about $457,000, and in 30067 about $425,000. Redfin's median sale price per square foot ran from about $195 in 30066 to about $237 in 30068.
Because Redfin blends every home type and counts three months, its figures are kept apart from the FMLS figure above. A ZIP code with more townhomes and condos in its sales can show a lower median for that reason alone. And a ZIP code is a mail route, not a neighborhood. Each one holds subdivisions built in different decades, on different lots, at different sizes.
That is the useful lesson in the spread. The number that matters for one home comes from the closest comparable sales: similar size, similar age and condition, in the same subdivision or the ones beside it, closed in the last few months.
Is East Cobb one market or two?
The Rawls Group's Q2 2026 market report splits East Cobb's detached homes at $750,000, and the two halves moved differently. That report's East Cobb area includes parts of Roswell and Marietta, so its boundary differs from the four ZIP codes above. Its figures come from FMLS and GAMLS data, compare April to June 2026 with the same months of 2025, and leave out distressed sales.
Under $750,000, the median sold price was $520,950 (Q2 2025 · $515,000). Homes sold numbered 512 (Q2 2025 · 491), the median days on market was 22 (Q2 2025 · 17), and months' supply held at 2.2 (Q2 2025 · 2.2).
Over $750,000, the median sold price was $995,000 (Q2 2025 · $1,057,500). Homes sold numbered 212 (Q2 2025 · 288), the median days on market was 18 (Q2 2025 · 13), and months' supply was 3.3 (Q2 2025 · 2.3).
Months' supply is how long the homes for sale would last at the current pace of sales. Our Q2 2026 market report reads under 6 months as demand ahead of supply, around 6 as balanced, and over 6 as buyers holding the edge. Both East Cobb bands sat under 6 in the second quarter. Those are past results, never a promise for any one home.
For a family moving up within East Cobb, this matters twice. The home you sell and the home you buy may sit in different bands, priced against different sets of sales. We look at each one on its own terms.
Why can two East Cobb homes a mile apart sell for different prices?
Start with the house itself. Size and layout set the first frame: the number of bedrooms, whether one sits on the main level, whether a basement or terrace level is finished. Two homes with the same square footage can still live differently and sell differently.
Then condition. A kitchen, a roof, windows and the heating and cooling systems each carry a cost and a date. A buyer looking at a home in original condition is pricing in the work ahead. A buyer looking at an updated home is paying for work already done. The gap between them is the cost of that work, and the time and trouble it takes.
Then the lot. A level, usable yard, a lot that backs to trees, a corner lot or a lot on a busier road each change what a buyer weighs.
Then the subdivision. Some have a homeowners association, some have a swim and tennis club with its own membership, some have neither. Each adds a cost and a set of rules a buyer takes on with the home.
School assignment is set by address and can change. Check any address you are serious about with the Cobb County School District, and research the schools yourself. A listing or a subdivision name does not confirm an assignment.
What does it cost to buy a home here beyond the price?
The price is the largest number, and three others shape what a home costs you.
The down payment depends on the loan. Conventional, FHA and VA loans each set their own rules, and a lender can walk you through what each one asks of your savings.
Closing costs come next. On the 2026 Georgia REALTORS purchase contract, the buyer pays the state transfer tax and the deed preparation, along with the costs tied to the buyer's own loan. Your lender's Loan Estimate lays out the figures for your loan. Our article on what closing costs a buyer pays in Georgia walks through each one.
Then the cash you set aside during the contract. The CFPB explains that earnest money may be applied to your closing costs or down payment when the sale closes. Inspections are paid during the due diligence period, while the Georgia contract still lets you withdraw by written notice.
What will owning the home cost each month?
Your monthly payment begins with principal and interest on the loan. The Consumer Financial Protection Bureau explains that an escrow account, funded from part of the monthly payment, pays property taxes and insurance for you, and that both can change from year to year, which changes the payment with them. On a conventional loan with less than 20 percent down, the CFPB notes that a lender may require private mortgage insurance, which is added to the payment.
Homeowners association dues, and any club membership that sits outside them, come on top.
Property taxes deserve a careful look. The Cobb County Tax Commissioner explains that a home's assessed value is 40 percent of its fair market value, and that a homestead exemption lowers that assessed value for a home you own and occupy as your legal residence on January 1. The seller's bill reflects the seller's own exemptions, which are tied to the seller as the owner living there. For the bill on a specific address, and the exemptions you would qualify for, go to the Cobb County Tax Commissioner and ask a CPA how your own situation fits.
Insurance is priced on the specific home, so get a quote on the actual address during due diligence.
How do buyers and sellers use these numbers well?
The median sets the scene. The comparable sales set the price. For a buyer, that means looking past list prices to what similar homes closed for, and knowing which homes in a search are priced in line with those sales. For a seller, it means a price built from the closest recent sales, adjusted for what makes your home different. Our article on what your home is worth in East Cobb right now explains how that price comes together.
If you already own and plan to buy again, the two sides of the move connect. The price your home brings shapes the price you can pay next. Our article on whether to sell your Atlanta home before buying your next one covers how the two timelines can fit.
And when a well-priced home draws interest from several buyers at once, preparation carries the day. Our article on winning a multiple-offer situation in East Cobb walks through how to get ready before it happens.
What steps help you find your own number?
- Talk with a lender and get pre-approved, so your price range comes from your own income, savings and loan.
- Work out a monthly payment you are comfortable with, including taxes, insurance, mortgage insurance if it applies and association dues.
- Name your must-haves: bedrooms, a main-level bedroom, a yard, a commute, a budget for updates.
- Choose a few subdivisions and look at closed sales there from the last few months, with each home's size, condition and days on market.
- For any address you are serious about, check the school assignment with the district and the tax details with the county.
- Plan your due diligence: inspections, an insurance quote and the association documents.
If you are selling, the order changes at the start. Begin with the closest recent sales to your own home, then the condition of your home against theirs, then your timing and your next move.
What mistakes do people make with East Cobb prices?
The first is treating the median as a price tag. It describes the middle of many sales, of many kinds of homes, in one window of time.
The second is mixing sources. An FMLS figure for detached homes in one month, a Redfin figure for all home types over three months and a quarterly report with its own boundary can each be accurate and still disagree. Check the home type, the period and the area before setting two numbers side by side.
The third is using an old number. A price range from last spring, or a median from a different month, can be far from today. Ask for the month and the source behind any figure you see.
The fourth is comparing an updated home to one in original condition by price alone. The lower price may come with a roof or a kitchen still to do.
An example of how this can play out
This is an example, not a real client.
Picture a couple renting Intown who want to buy in East Cobb. They see a median of $622,000 and assume that is what a home here costs. We start with their lender instead. Their pre-approval, their savings and the monthly payment they are comfortable with point to a range below that median, with room left for closing costs and a cushion for updates.
They choose a main-level bedroom and a level yard over a renovated kitchen. That opens up homes in original or partly updated condition. Our team pulls closed sales from three subdivisions they like, with each home's size, condition and days on market, and they see how far apart an updated home and an original one closed on the same street.
They get insurance quotes on two older homes and check each address with the district. When the right home comes up, they know what similar homes closed for, what their monthly payment would be, and what they plan to spend on the house over the next few years. The median stayed what it was, a picture of the market. Their number came from their own plan.
