What Are the Pros and Cons of Living in East Cobb, GA?

What are the pros and cons of living in East Cobb, GA? They depend on the address, because East Cobb is unincorporated Cobb County with no city of its own, so our team compares them address by address: tax district, school district, zoning, HOA and the drive to work.
East Cobb has no city hall. The name belongs to a stretch of unincorporated Cobb County, and in 2022 voters there turned down a proposal to become a city. That one fact changes how the question should be asked. Without city limits to define it, East Cobb has no single set of pros and cons. They belong to the address: its tax district, its school district, its zoning, its HOA, and its route to work.
The direct answer: the facts many relocating buyers weigh in favor of East Cobb are its county structure, its range of lot sizes, parkland along the Chattahoochee River, and a market where detached homes sold at a median of $622,000 in September 2026. The facts that weigh against it, for some buyers, are that same price, a car-based daily routine with no MARTA rail in Cobb County, river crossings and interstates that shape every commute, and rules that change from one subdivision to the next. Whether each one is a pro or a con depends on your budget, your work, and the way you want your days to run.
This guide is from Andrew and Jassey Nguyen with NRG Nguyen Realty Group, real estate agents in Atlanta, GA. Our team works in East Cobb, and we help relocating buyers compare it address by address with the other places on their list.
What does it mean that East Cobb is unincorporated?
East Cobb is an unincorporated community in Cobb County. It has no mayor or city council of its own. County government handles what a city would. In unincorporated Cobb, for example, fire service is paid for through a county fire levy on the property tax bill.
The boundaries are informal. East Cobb is often described as running from the Chattahoochee River and Sandy Springs on the southeast to Bells Ferry Road, I-575 and the Marietta city limits on the west, with Cherokee County to the north and Roswell to the northeast. Our team uses four ZIP codes for East Cobb market data: 30062, 30066, 30067 and 30068.
Cobb County's own guide to its tax bill notes that a home in unincorporated Cobb is not within a city's limits, even though its postal address names a city. An East Cobb address can carry a Marietta mailing address, and parts of these ZIP codes sit inside Marietta's city limits while other parts do not. That line decides which property taxes you pay and which school district serves the home. Confirm which side of it a house sits on before you make an offer.
For some buyers, one layer of local government is a pro. For others, it is a con, since decisions about roads, zoning and parks are made countywide.
What do homes cost in East Cobb right now?
In September 2026, the median close price for detached homes in East Cobb ZIP codes 30062, 30066, 30067 and 30068 was $622,000, based on 142 closed sales in FMLS. The median days on market for those detached homes was 18.
Those numbers describe detached homes only. Townhomes and condos sell on their own terms, so ask for their figures separately if they are on your list.
For a relocating buyer, the median is a place to begin. If your price range sits well below it, your choices narrow, and comparing East Cobb with another part of Metro Atlanta becomes worthwhile. If your range sits near or above it, the 18 days matter more. A home that is priced well and in good condition may not wait for a second weekend visit. Having your financing approved before you tour gives you room to decide calmly.

How do property taxes work in East Cobb?
Taxes are where the unincorporated question turns into money. In Cobb County, property is assessed at 40% of its fair market value, and the tax rate, in mills, is applied to that assessed value after exemptions.
For 2026, the Cobb County Tax Commissioner lists a combined rate of 30.13 mills for unincorporated Cobb: 8.46 for the county general fund, 2.97 for county fire and 18.70 for the Cobb County School District. An address inside Marietta's city limits carries a different mix. It pays the county general levy, plus Marietta's own city levies and Marietta City Schools in place of the county fire and county school levies, for a combined 31.122 mills. Each city bills and collects its own property taxes, so a home inside Marietta also receives a separate city bill.
Two Cobb facts are worth knowing before you buy. The Cobb County Board of Education opted out of the property tax relief tied to Georgia's 2024 law, HB 581, according to the county's 2025 sample tax bill. Ask how each levy on your bill treats exemptions and value changes, since the answer is not the same for all of them. And homeowners who are 62 or older on January 1 can apply for an exemption from all taxes in Cobb's school general and school bond categories on their home, according to the Tax Commissioner. For a buyer who qualifies, that can reshape the cost of ownership.
Exemptions are not automatic. To claim a homestead exemption, you must own and live in the home as your primary residence on January 1. In Cobb, April 1 is still the date to aim for. Georgia now also accepts a late application until the 45-day window to appeal your Notice of Assessment closes, according to the Georgia Department of Revenue and the Cobb County Tax Commissioner. A seller's tax bill may reflect the seller's exemptions, so ask your lender to estimate taxes without them.
How long is the commute from East Cobb?
It depends on where you are going and where you start. The geography sets the routes.
To the east, the Chattahoochee River separates East Cobb from Sandy Springs and Fulton County. Johnson Ferry Road crosses the river into Sandy Springs, where it connects with Abernathy Road toward GA 400 and Perimeter Center. Toward the west and south, I-75 runs through Cobb County, I-575 forms part of East Cobb's western edge, and I-285 circles the city.
Transit is the larger difference for some buyers. MARTA rail does not run in Cobb County. CobbLinc, the county's bus system, connects with MARTA rail at Arts Center station in Midtown. If transit matters to you, check which CobbLinc routes, if any, serve the addresses you like.
For a buyer who drives to Perimeter Center or Downtown every morning, the commute can decide the search. Map it from each address you are serious about, at the hour you would drive it.
What kinds of homes and lots will I find?
Homes vary by subdivision and by street, in age, size and style. We describe specific homes and subdivisions, never an East Cobb standard.
Lot size follows zoning, and zoning changes from parcel to parcel. Cobb County's R-20 district, for example, requires a minimum lot of 20,000 square feet. One 2016 county rezoning case on Lower Roswell Road shows R-15, R-20 and R-80 zoning all bordering the same property. If yard size, privacy or room to add on matters to you, look up the zoning of the specific parcel, and remember that the lot itself may be larger than the minimum.
Age shapes cost as much as size. An older home may need a roof, windows or systems sooner. A newer or renovated home may cost more up front and less in the first years. The inspection and the seller's records tell you which one you are buying. Our article on the due diligence period in Georgia explains how to use those first days under contract.
What about HOAs and swim and tennis communities?
Some East Cobb subdivisions have a homeowners association, and some have none. Some associations include a pool and tennis courts, often called swim and tennis. Others cover only common areas and covenants. Where there is a club, ask whether membership comes with the home or is separate.
For a buyer, this is a clear trade. An HOA can bring amenities, shared upkeep and rules that hold a street to a standard. It can also bring dues, approvals for exterior changes, and limits on what you can do with your home.
Ask the same questions for every home: Is there an HOA? Is membership required or optional? What are the dues, and what do they cover? What do the covenants say about fences, exterior colors, sheds and rentals? Get the documents from the association, and read them during due diligence.
What parks and open space are nearby?
The Chattahoochee River forms East Cobb's eastern edge, and the National Park Service manages the Chattahoochee River National Recreation Area along it. Its units include Gold Branch, Johnson Ferry North and South, and Cochran Shoals, whose Sope Creek area holds the stone walls of the Marietta Paper Mill. Production there began in 1855, the mill closed in 1902, and the ruins are listed on the National Register.
On Roswell Road, East Cobb Park is a 20-acre county park with walking trails along Sewell Mill Creek, two playgrounds, five pavilions, open green space and an outdoor stage, according to Cobb County.
If open space is part of your daily life, check the distance from each home you are weighing.
How do I check schools for an East Cobb address?
School assignment is set by address. In unincorporated Cobb, the Cobb County School District sets attendance zones. Marietta has its own school system, Marietta City Schools, and the county's 2026 rate sheet shows homes inside the city paying its levy in place of the county school levy. A Marietta mailing address does not tell you which district a home belongs to.
Zones can change. Before you make an offer, confirm the assigned schools for that exact address directly with the district, using its attendance zone tools or its planning office. A listing, a subdivision name or a neighbor's experience cannot confirm it. If your timing depends on the school calendar, our article on timing a move around the Cobb County school year can help you plan the dates.
What do relocating buyers get wrong about East Cobb?
The first mistake is treating East Cobb as one place. Price, lot size, HOA rules, tax district and school district can all change within a short drive. Compare specific homes.
Another is trusting the mailing address. A Marietta address can sit inside the city or outside it, and that line changes the tax bill and the school district.
Some buyers budget from the price and forget the carrying costs. Taxes, insurance and HOA dues can move a monthly payment as much as a difference in price.
Others judge a commute from the map. A route that looks short can cross a river or an interstate at its busiest hour. Drive it before you decide.
And some buyers use old numbers. A median from last spring or a different month can be far off. Ask for the month, the home type and the source behind any figure you see.
How do I decide whether East Cobb fits?
Here is the order our team suggests for a buyer relocating from out of the area.
- Write down what you need: bedrooms, a main-level bedroom, yard size, a commute limit and a monthly payment you are comfortable with.
- Get approved by a lender, so your price range is real before you tour.
- Compare recent detached sales in East Cobb with one or two other areas you are weighing.
- Confirm whether each home you like is inside a city or in unincorporated Cobb.
- Map the commute from each address at the hour you would drive it.
- Confirm the assigned schools for each address with the right district.
- Estimate taxes, insurance and HOA dues for each specific home.
- Plan your timeline, from offer to closing.
When you finish, the pros and cons stop being general. They belong to a short list of homes and your own numbers. Our article on how long it takes to close on a house in Georgia covers the last step.
A realistic scenario
This is an example, not a real client.
Picture a buyer relocating from out of state for a job near Perimeter Center. They want a yard large enough for a garden, a home office, and a drive under forty minutes. They are weighing East Cobb against an area on the Fulton side of the river.
Our team pulls recent detached sales in both areas. In East Cobb, three homes fit their budget. Two are in unincorporated Cobb, and one, with the same Marietta mailing address, sits inside Marietta's city limits. That single difference changes the tax estimate and the school district, so the buyer confirms both before going further.
They map the Johnson Ferry Road crossing at eight in the morning from each address, then look up the parcel zoning to compare lot sizes. One home has an optional swim and tennis membership, and another has a required HOA with covenants on fences. The buyer wants a fenced garden, so the covenants matter.
In the end, they choose the home whose commute, lot and covenants fit the way they plan to live. The decision rests on one address and its facts.
