East Cobb · Selling Your Home
Selling your home in East Cobb. Four days in one neighborhood, 78 in another.
Same county, same launch. Each neighborhood moves at its own pace.
Selling your home in East Cobb: how fast does your neighborhood move?
Selling your home in East Cobb can take days or most of a season. Over the twelve months through October 2026, detached homes in Chimney Springs sold with a median of 4 total days on market, across 25 sales, according to FMLS. Kings Cove, with 7 sales, had a median of 78. Both sit inside the same four ZIP codes.
You may have typed your address into two websites by now and landed on a familiar question: "Zillow says one number, Redfin says another. So which is it?" Neither site has walked through your rooms or seen the other homes on a buyer's list that weekend. Your plan starts from those homes and the pace around them.
A low rate can make all of this harder to weigh. "We don't want to lose our rate." You might also be thinking, "You're an agent, so of course you'll tell us to move." Sometimes, we'll tell you not to move. NRG Nguyen Realty Group starts with where you'd go next and what your rate is worth to you, and the Next Chapter Strategy™ comes first if you're still unsure.
It starts with where you are going next.
How your neighborhood has moved
The rows below come from FMLS: closed detached sales in ZIP codes 30062, 30066, 30067 and 30068, from November 1, 2025 through October 31, 2026, with median total days on market and the median sale price against original list price.
- Chimney Springs: 25 sales, 4 days, 100%.
- Sibley Forest: 9 sales, 5 days, 94%.
- Heritage Woods: 6 sales, 5.5 days, 101%.
- Somerset: 11 sales, 11 days, 98%.
- Willow Point: 11 sales, 17 days, 98%.
- Old Paper Mill: 9 sales, 36 days, 96%.
- Kings Cove: 7 sales, 78 days, 96%.
These are past results, never a promise for any one home.
Heritage Woods and Sibley Forest moved at nearly the same speed, yet one's median sat at 101% of original list and the other's at 94%, so a quick sale says little about the price behind it. Kings Cove's 78 days rests on only seven sales, and it still gives you reason to plan for a longer stretch of showings and a next home that can wait.
Condos and townhomes move at their own pace. Bentley Ridge's 10 attached sales had a median of 75 days at 98.5%, and Overlook's 7 had 91 days at 92%.
The homes a buyer will compare with yours
The Rawls Group (Keller Williams) Q3 2026 Market Report draws its own East Cobb area, with parts of Roswell and Marietta, and splits detached homes at $750,000. Under that line, the median sold price was $515,000, against $515,500 a year earlier, while median days on market went from 22 to 29. Over it, the median was $944,000, against $950,000, and days went from 32 to 36.
Your competition looks different here than it does across the county. That report puts West Cobb's median under $750,000 at $420,000, with 776 homes for sale, and FMLS lists builder phases from 2024 to 2026 among the busiest communities over there. In East Cobb, a new house is usually a rebuild on an older lot, so the home beside yours on a buyer's list may be another older house, updated to a different degree.
New construction can still mislead you. Chimney Springs' highest sale in those twelve months, above $1.5 million, was a home built in 2026, and the neighborhood's median was $718,000. We wouldn't price a 1980s house from that sale.
We pull the closest recent sales, read the active listings against them, and walk your home in person. We evaluate pricing strategies based on your goals.
One launch, and what you can check
"Every real estate agent says they're different." You're right to doubt that, so here is what you can hold us to. Every listing we take runs through the same NRG Listing Launch, and our selling page names each piece.
A metro Atlanta home came to us after 137 days on the market with another agent. Relisted at $375,000, it went under contract in 3 days and closed at $407,750. That is a single past sale, and it shows what a changed plan can do, never what yours will bring.
At a four-day pace, the first days matter most, so the price, the video and the staging consultation all need to be finished before the home goes live. At a slower pace, the weekly update and listing report let you see what buyers are telling us while there's still time to use it.
Before you price that kitchen
"It's too much work" is a fair thing to feel about a house you've lived in for years, and much of the work can stay with the next owner. We sort your list in a set order: safety, soundness, water and structure first, then small updates that freshen the finishes. A full remodel waits unless the sales near you say it pays.
One home we listed in Virginia-Highland, in Intown Atlanta, carried a strong personal style and little natural light. Our stager worked with the seller, and showings came, but offers didn't. So the seller followed our plan to relist: lighter paint to open up the rooms, new staging and new photos. It went under contract, and the seller was happy with the staging. That sale wasn't in East Cobb, and no result is a promise for another home, but the question carries over: when buyers come and don't offer, what are they seeing?
Your home's age decides some of the paperwork. Homes built before 1978 need a lead-based paint disclosure, and every recent Willow Point sale in FMLS was built from 1973 to 1976. Heritage Woods and Kings Cove cross that line, with sales built from 1972 to 1979 and from 1972 to 1981, so check your own year. Whatever the year, gather dates and receipts for the roof, the heating and cooling and the water heater, because a buyer's agent will look for them.
Letters and bills a buyer will want
Each association here keeps its own paperwork, and a closing can wait on it, so ask early.
- Kings Cove. The association's request form asks for the closing attorney's firm, the closing date and the buyer's name. A letter costs $150 within five days or $200 by the next day, paid first, so confirm the amount at checkout.
- Sibley Forest. The treasurer's letter needs the purchaser's name and the closing date, and the association lists $1,633 due at closing for 2026.
- Chimney Lakes. The association asks that the closing attorney contact its treasurer well ahead, and it tells buyers to get the original key cards from you.
- Somerset. Its membership page says membership follows the property. An active home carries through the purchase year, and the new owner of a lapsed home pays a $1,000 initiation fee plus dues to join, so learn your status before a buyer asks.
Your own bills answer other questions. The line on your tax bill, "Unincorporated Cobb" or a Marietta district, shapes what a buyer will pay and which school system serves the address. Cobb's water system says sewer fees on the water bill mean county sewer, and no sewer charge points to an onsite system. In our experience, the power company can differ from one street to the next, so a recent electric bill helps as well.
Your date is your own
Before any season, consider two dates of your own: the day the home will be ready, and the day your next home lines up.
"We're not ready to sell yet." That's a fine place to begin. Tell our team about selling your home in East Cobb, starting with your address and what you've changed since you bought.

Questions
Answers, simplified.
How long does it take to sell a home in East Cobb?
It depends on the neighborhood and the price range. Detached homes in the four ZIP codes had a median of 18 days on market in September 2026, according to FMLS, and the Q3 Rawls report showed 29 days under $750,000 and 36 over it. Closing takes more time after that.
Should I update my older East Cobb home first?
Start with what touches safety, water and structure, then small updates. A full remodel is usually left to the next owner unless nearby sales show otherwise.
Does my swim and tennis membership transfer with the house?
It depends on the club's bylaws. Ask whether a membership can transfer, whether a buyer applies, and what joining costs, then tell buyers what you learn.
Do homes sell faster in spring in East Cobb?
Commonly, yes. Spring is often when homes go under contract fastest, though a home that's ready and well priced can sell in any season.

An unincorporated part of Cobb County, known by its neighborhoods and its roads.

- Schools people ask about
- Cobb County School District sets attendance zones in unincorporated Cobb, and Marietta City Schools serves addresses inside Marietta's limits. Check the exact address with the district.
- Getting around
- No MARTA rail in Cobb County. I-75, I-285 and I-575 pass through the county, and Johnson Ferry Road crosses the river to Sandy Springs.
- Nearby
- East Cobb Park, Hyde Farm, Cochran Shoals and the Chattahoochee River National Recreation Area.
- The trade-off
- East Cobb is unincorporated, so county government handles what a city would, and parts of these ZIP codes sit inside Marietta's limits.
