Selling your home in metro Atlanta. A plan for where you go next.
What you get, what we ask, and what buyers' response will tell you.
Your next move comes first
Selling your home in metro Atlanta starts with where you are going next. What you would sell for, what you would buy or rent next, and what your current rate is worth to you all belong in the same conversation about what makes the most sense. It may point to selling now, selling later, or not selling at all.
With our team you get a launch in stages, a clear read every week, and a plan that includes where you go next.
When you are ready, that conversation becomes a listing strategy meeting. If your next home is part of the decision, we plan the buying and the selling at the same time. If you are stuck or unsure, the Next Chapter Strategy™ comes first.
Start with what has changed.
What every listing gets: one standard
NRG Nguyen Realty Group holds every listing to one standard.
- Premium photography and premium video, because a buyer usually meets your home on a screen first.
- Aerial photo and video from a drone.
- A complimentary consultation with our home designer or stager.
- A website made for your home.
- A brochure with QR codes.
- A sign buyers can text for the details.
- The MLS, with syndication to the major home search portals.
- Paid social advertising on Meta.
- Posts in the agent networking groups we use for every listing.
- Email flyers, and postcards to the neighbors.
- A weekly update and listing report, through closing.
- Negotiation and closing support from our team.
A Coming Soon period runs when every marketing piece is ready at least a week ahead, and KW Luxury placement is there for homes that qualify. You can see how it all comes together under Interest before launch and Launch.
What we ask of you: three things only you can do
Your part comes down to three things.
- Tell us about the home. A short set of questions online. You know things a camera can't see, and your answers shape your listing copy.
- Complete your disclosures. Georgia sellers commonly complete a Seller's Property Disclosure Statement, and homes built before 1978 need a lead-based paint disclosure. We walk you through it.
- Make the decisions. You choose which changes to take on, from a short list of those worth making, and which pricing strategy fits your goals. Here is how we look at value.
Our team handles the rest: the schedule, the media, the marketing, and our list of trusted vendors for anything you decide to take on.
A few things are worth setting aside early, before preparation begins: your deed and closing papers from when you bought, property tax records, warranties, and receipts for larger improvements. The IRS adds the cost of improvements to your home's basis, and a tax professional can tell you which records count for you. Your home needs to be clean and open to sell. It never needs to be empty.
Reading the response: what each week tells you
Once your home is live, you won't have to wonder what is happening. Every week you get an update and a listing report showing what happened and what we would do next. If buyers are telling us something needs to change, you'll hear it early, with the numbers behind it.
When an offer comes in, we read it page by page and add it to a side-by-side comparison that shows what you would net. Price is one line of that comparison. Financing, timing and risk are the others, and our team negotiates for your price and your terms.
A sale price, multiple offers, a set number of days: no agent can promise those, including us. Past results don't guarantee future outcomes, and every home and market is different.
A past client's home sat for 137 days with another agent. Right before that listing expired, the owner called us. We set a different strategy and relisted it at $375,000. It was under contract 3 days later and closed at $407,750. That's one home, never a promise for yours. What changed was the plan.
Your situation, your street
The method stays the same, and the plan around it changes with your life. Read more about downsizing or selling a home during a divorce. Your location shapes it too, so start with East Cobb or see the areas we work in.
Ready to talk it through? Tell us about your home, and our team will take it from there.

Seller questions
Answers, simplified.
Do I need to renovate before I list?
We start with a short list of changes worth making, and only those worth making. You decide which to take on, and our trusted vendors can help with any of them.
Do I need to stage my home?
You get a complimentary consultation with our home designer or stager. How you use that advice is up to you.
Can I buy my next home before I sell this one?
Often, yes. It comes down to your numbers and your comfort with timing. We plan the buying and the selling at the same time, so the sale is never decided apart from where you go next.
Can I stay in my home for a few days after closing?
Yes, when the buyer agrees in writing before closing. The agreement sets how many days you remain, what you pay for that time, who covers utilities and upkeep, and the condition of the home when you hand over the keys.
What will I hear from you after we go live?
An update and a listing report every week, showing what happened and what we would do next, through closing.

You don't have to decide before we talk.
