Selling your home in Decatur after months on the market

A home in Decatur had sat on the market for months when its owner called us, shortly before that listing expired. We worked out a different strategy, and part of it was the house itself. A contractor repainted the entire house. The staging came from comparing it with what was active, in the style that area needed, so it could compete. The landscaping was done, and the home was kept up. Within days of going back on the market, it was under contract, and it went on to close. That's what happened for one home, and we can't promise the same for yours.

We compare every listing with what's active. When vacant homes in an area sit without staging, we recommend it. Yours may call for something else, and that comparison is how we'd find out.

Selling your home in Decatur may be something you've decided, or something you keep turning over, asking whether this home still fits the life you're living now. NRG Nguyen Realty Group starts the same way for both, with a discovery call, where we hear why you're thinking of moving and what you hope the sale will do for you. If you haven't decided, the Next Chapter Strategy™ session lays out your options, and staying put can be one of them. If you have, a listing strategy meeting comes next.

What every Decatur listing gets from our team

We take your home to market in stages, through the NRG Listing Launch, and selling with our team lists what's included. You'd see these first.

  • Interest before the first day. A launch plan builds excitement before your home goes live.
  • Video people watch. Our tours have usually drawn 50,000 to 60,000 views, with 164,000 as our high mark across Facebook and Instagram. Those figures come from past homes, and we can't promise them for yours.
  • Paid Meta ads. Meta limits targeting on housing ads through a special category, and we stay inside it. Each ad stays on your home, and none says who should live there.
  • Follow-up. We follow up with the people who engage with your home, so their interest has somewhere to go.
  • A weekly update. You hear from us every week until closing, with what buyers are doing and what we'd do next.

What changes in Decatur is who you're compared with. We price from nearby closed sales that match your home's type, size and era, because in the year through October 2026, FMLS shows Oakhurst alone with sales built from 1915 to 2025, at prices from $479,900 to $2,100,000. What your Decatur home is worth starts there, and the strategy follows what you want from the sale.

Selling your home in Decatur has more than one timeline

A sale here can take a week or a season. From November 1, 2025 through October 31, 2026, Oakhurst's 49 detached sales had a median of 6 total days on market at 100% of original list price, according to FMLS. Medlock Park's 47 detached sales were close behind, at 7 days and 100%. Somerset Heights' 14 attached sales had a median of 128 days, at 91.5%. Clairmont Place, at 82 days and 91%, and Tuxworth Springs, at 77 days and 96%, sit between. Across ZIP codes 30030 and 30033, which cross the city line, detached homes had 11 days and attached 43.5. Past results, never a promise for any one home.

A one-week median and a four-month median ask for different plans. At a seven-day pace, there's little time to change course, so the price and the preparation need settling before your home goes live. At a 128-day pace, with the median sale closing at 91.5% of original list, the first price deserves the hardest look, and your next step needs room for a sale that may take months. A weekly read of what buyers are doing matters in both, because you can still act on it.

Questions a Decatur buyer may ask

Is it in the city? The tax district answers that, whatever the mailing address says. The bills, the services and which school district serves the home all follow it, so a buyer may want the answer in writing.

What's the tax bill? Have the last city bill handy, and be ready to explain it. An age-based exemption can put your bill far below what a new owner pays, since those exemptions end with you. At the city's 2026 school rate of 20.3 mills, we work out a $200,000 school exemption at about $4,060 a year. Fees for sanitation and stormwater all land on the first installment, so ask the closing attorney how a mid-year sale splits them.

When was it built? A home built before 1978 needs a lead-based paint disclosure. Recent FMLS sales in Medlock Park date from 1947 to 1961, and those at Somerset Heights from 1968, while Tuxworth Springs (1983 to 1984) and Clairmont Place (1989) fall after that line. Oakhurst and Lindmoor Woods cross it, so check your own year.

Does the pool come with it? Leafmore-Creek Park Club says membership is a separate matter, with a waitlist. Lindmoor Woods Swim and Tennis is members only. Medlock Pool belongs to DeKalb County. Tell buyers what you know, and let the club answer the rest.

Can I add on? A buyer picturing an addition or a second unit may ask about zoning, height and trees. We can point them to the city's planning office or, in Leafmore, to the association's page on the county's 28-foot overlay.

Permits that can set your listing date

Planning work before you list? You may not need either of these. Check both.

  • A local historic district. Work on a home in one of the city's five districts generally needs a certificate before a building permit. The commission holds no July meeting and reviews no certificates in January.
  • A tree. A healthy one that shades a roof or crowds a driveway may have to stay. A diseased or risky one needs a permit and an arborist's report, and the city says processing can take up to 10 business days.

If either applies, start early, so a meeting calendar doesn't pick your listing date.

Timing the sale around your next step

Pick your date from both ends, the work the home needs and where you're headed next. City Schools of Decatur enrolls residents of the city, so for an enrolled student, a move across the limit changes which district serves you. Ask the district how that fits your dates.

Buying your next home too? If you don't have a lender, we can connect you with one, who can show whether you'd qualify to carry both mortgages. Not every buyer will qualify. When selling has to come first, we plan the listing around your search, line up back-to-back closings and compare bridge loan options, costs included. Trading up in Decatur sets out both sides.

A launch in stages, a system that follows up and word from us every week until closing are what our team brings to your sale. Our Decatur overview covers the place. When you'd like to see that plan for your own address, talk with our team about selling your home in Decatur.

Questions

Answers, simplified.

How long does it take to sell a home in Decatur?

It depends on the community. FMLS shows medians of 6 days in Oakhurst and 128 at Somerset Heights from November 2025 through October 2026. Closing takes more time after that.

Do I need approval for repairs in a Decatur historic district?

Projects in the five local districts, Clairemont Avenue, McDonough-Adams-Kings Highway, Old Decatur, Parkwood and Ponce de Leon Court, generally need a certificate before a building permit, and some qualify for an administrative one. The commission meets on the third Tuesday, and January is a work session. Ask the commission's staff what your work requires.

Can I cut down a tree before I list?

Inside the city, you'll generally need a permit and an arborist's report, unless the tree is dead, which takes a form and photos. Allow up to 10 business days for processing.

Which tax district means my home is in the city?

The City of Decatur is district 92, and unincorporated DeKalb is district 4, even with a Decatur mailing address. Look up your address on the DeKalb County Tax Commissioner's site.

Do the city's fees get split at closing?

Ask your closing attorney. The city bills sanitation and stormwater for the full year on the first installment, so a mid-year sale needs a clear split.

Will my Decatur home sell as fast as the one you relisted?

We can't promise that, and no agent can. That sale is one past result. What we can show you is the recent sales nearby and the plan we'd run for your home.
