East Cobb · First-Time Buyers
First-time buyers in East Cobb. The math comes before the tour.
Start with your number, then the neighborhood.
First-time buyers in East Cobb have more than one market
You find a house you love, you look at the payment, and you close the tab. First-time buyers in East Cobb may know that feeling, and one number can bring it on: detached homes in ZIP codes 30062, 30066, 30067 and 30068 closed at a median of $622,000 in September 2026, according to FMLS. The same four ZIP codes also hold condos that sold for well under half of that.
The first conversation is about your own number. NRG Nguyen Realty Group walks through the whole process with you at a strategy meeting, and getting ready comes before any tour. Our first-time buyer page covers the steps. This one covers what changes here.
Start with the monthly payment you want.
Where the lower prices have been
These are FMLS closed sales from November 1, 2025 through October 31, 2026. Each is a past result, never a promise for any one home.
- Bentley Ridge, from 1981: 10 sales, $215,825 median, from $183,550 to $240,000.
- Overlook, from 1987 to 1989: 7 sales, $240,000 median, from $180,000 to $445,000.
- Overlook at Riverview, from 1984: 4 sales, from $229,700 to $310,000.
- Willows by the River: 4 sales, from $220,000 to $295,000.
- Valencia Hills, from 1974: 4 sales, from $305,000 to $380,000.
- Detached, at the low end. Kings Cove's lowest sale was $455,000 and Forest Brook's $540,000. Somerset ran from $595,000, with a $667,000 median across 11.
The pace differs too. Bentley Ridge had a median of 75 total days on market, and Overlook 91, at a median of 92% of original list price. Somerset had 11 days, at 98%. Going by those medians, a first offer at Overlook and a first offer in Somerset call for different plans.
What the cash looks like at those prices
Here is example math. Your price, loan and lender's terms will differ.
- At Bentley Ridge's $215,825 median: 3.5% down is about $7,554, and 20% down is $43,165.
- At Overlook's $240,000 median: 3.5% down is $8,400, and 20% down is $48,000.
- At Somerset's $667,000 median: 3.5% down is $23,345, and 20% down is $133,400.
Two buyers can both be buying a first home in East Cobb and need different cash, so a price you closed the tab on may not be the one that fits you. On a condo, ask your lender early whether the community qualifies for your loan, and read what the dues cover and what the reserve holds. A low price can sit beside a large monthly fee.
Georgia Dream in Cobb County
Georgia Dream comes through participating lenders, and it may change how much cash you need. The Department of Community Affairs' Standard program sheet dated July 8, 2026 lists assistance of 5% of the price or $10,000, whichever is less. DCA describes it as a 0% second mortgage with no monthly payment, due when you sell, refinance or stop living in the home.
For this metro, the brochure lists these terms, and other conditions apply:
- Purchase price limit: $625,000.
- Household income limits: $137,555 for one or two people and $158,188 for three or more.
- Minimum credit score: 640.
Somerset's median sits above that price limit, and every Bentley Ridge sale sits well under it. A participating lender can confirm current terms.
What these homes will ask of you
A first home here may be decades old, and Bentley Ridge, Overlook and Valencia Hills all date from before 1990. The price can reflect that, and so can your early costs. Ask about the roof, the heating and cooling, and moisture, and keep cash back for whatever comes first.
Your first tax bill deserves its own line. Cobb assesses at 40% of fair market value, and the homestead exemption requires you to own and live in the home on January 1. The seller's bill reflects the seller's exemptions, so ask your lender to estimate taxes without them. The East Cobb Government Service Center, at 4400 Lower Roswell Road, takes property tax payments and has a tag office, so you can register a car close by.

Questions
Answers, simplified.
Do I need 20% down to buy in East Cobb?
No. Twenty percent is where a conventional loan stops calling for private mortgage insurance. FHA allows as little as 3.5%, and Home Possible allows 3% within its income limits. A lender can compare your options.
What is the least expensive way to buy in East Cobb?
Among the communities we pulled, condos sold lowest. FMLS shows medians of $215,825 at Bentley Ridge and $240,000 at Overlook in the twelve months through October 2026. Dues and the building's age belong in that comparison.
Does Georgia Dream work in East Cobb?
It can. Cobb County is in the metro where DCA's brochure lists a $625,000 price limit and published income limits. A participating lender can confirm current limits and your eligibility.
When can I apply for the homestead exemption?
You must own and live in the home as your primary residence on January 1. Cobb's Tax Commissioner takes an application for the current tax year before the appeal deadline on your Notice of Assessment.

East Cobb
East Cobb at a glance
An unincorporated part of Cobb County, known by its neighborhoods and its roads.
- The homes
- Two-story traditionals, often brick or partial brick, alongside ranches, split-levels and ranch-over-basement plans, with townhomes and condos in smaller pockets. Newer homes tend to be tear-down rebuilds.
- Schools people ask about
- Cobb County School District sets attendance zones in unincorporated Cobb, and Marietta City Schools serves addresses inside Marietta's limits. Check the exact address with the district.
- Getting around
- No MARTA rail in Cobb County. I-75, I-285 and I-575 pass through the county, and Johnson Ferry Road crosses the river to Sandy Springs.
- Nearby
- East Cobb Park, Hyde Farm, Cochran Shoals and the Chattahoochee River National Recreation Area.
- The trade-off
- East Cobb is unincorporated, so county government handles what a city would, and parts of these ZIP codes sit inside Marietta's limits.
