West Cobb · First-Time Buyers
First-time buyers in West Cobb. Rent and price, side by side.
Some of these neighborhoods show you both numbers.
First-time buyers in West Cobb can read two prices at once
First-time buyers in West Cobb have something uncommon to work with: neighborhoods where homes sold and homes leased in the same twelve months, so you can set what your rent could be beside what owning would start from. You may be looking at a payment and closing the tab. Start here instead, with numbers from streets you can drive.
At NRG Nguyen Realty Group, getting ready comes before any tour, and the first-time buyer page sets out what follows.
Your rent is a fine place to begin.
What sold and what leased, by name
These are FMLS closed sales and closed leases from November 1, 2025 through October 31, 2026, in Cobb County. Each is a past result, never a promise for any one home.
- Windcroft, built 1998 to 2001: a $293,500 median sale across 16, and a $1,895 median rent across 11 leases.
- Lake Park, built 1998 to 2000: a $355,000 median sale across 15, and a $2,087 median rent across 6 leases.
- East Park Village, attached homes built 2022 to 2026: a $412,500 median sale across 20, and a $2,742 median rent across 8 leases.
- Liberty Commons: a $375,000 median across 7 one-story sales, and a $2,250 median rent across 6 leases.
The rent line is what someone paid to live there. Ask a lender to run your own payment on the sale line, with taxes, insurance and dues, and put the two side by side. Sometimes renting wins for now, and that's a fine answer to leave with.
Under $400,000 here often means new
FMLS shows 1,771 sales under $400,000 across the ZIP codes we pulled, about half of all Cobb sales there. The most sales fell in Sanders Park, with 28 of its 34 under that line, and Rosewood Farms, with 24 of its 30. Both are recent builder phases, mostly attached. Adler Springs had 13 of its 18 under the line, at a $397,617 median across all 18, with recent sales built from 2024 to 2026.
So your first home here may have never been lived in, and the questions change. Ask about the builder's warranty, what dues cover in a young association, and how the first tax bill could jump once a finished home replaces a lot on the county's records. Older homes sit in the same price range. Country Walk, built 1987 to 1993, had a $353,250 median across 18 sales, with a slower 51.5 median days on market, and that pace can leave more room for a buyer's inspection.
The cash at those prices
Here is example math at three medians. Your price, loan and lender's terms will differ.
- Windcroft, $293,500: 3.5% down is about $10,273, and 20% down is $58,700.
- Sanders Park, $349,900: 3.5% down is about $12,247, and 20% down is $69,980.
- Country Walk, $353,250: 3.5% down is about $12,364, and 20% down is $70,650.
Attached homes bring a loan question too. Early on, ask whether the community qualifies for your loan, and whether down payment help such as Georgia Dream fits you.
Your first exemption may take two trips
The homestead exemption works differently depending on the city. In Acworth, the city's floating exemption follows automatically once Cobb grants your homestead, with no city form. In Powder Springs, the regular city exemption is $2,000, its paperwork goes to City Hall by April 1, and the city's floating exemption needs a homestead application on file with Cobb. Marietta has its own Tax Division, which takes its own application. In unincorporated Cobb, there's one office to deal with.

Questions
Answers, simplified.
Is it better to rent or buy in West Cobb?
It depends on your numbers. FMLS shows Windcroft at a $293,500 median sale and a $1,895 median rent from November 2025 through October 2026. A lender can run your payment to compare.
Can I buy a new home in West Cobb under $400,000?
Recent phases have sold there. FMLS shows most Sanders Park and Rosewood Farms sales under that line in the twelve months through October 2026. Prices change by phase.
Do I file my homestead exemption with Cobb or with the city?
It depends on the city. Acworth's floating exemption follows Cobb's approval. Powder Springs and Marietta take their own applications, due by April 1 in Powder Springs.
