First-time home buyers in Cherokee County can start with a short list
First-time home buyers in Cherokee County can see a $510,000 detached median and stop there. Every time you find a house you love, you look at the payment and close the tab. The sales list says something more useful. From November 1, 2025 through October 31, 2026, 974 of 3,642 sales closed under $400,000, according to FMLS, across six ZIP codes filtered to Cherokee County. Of those, 732 were detached and 242 attached.
First homes do exist here. They sit in particular places, and each has its own tradeoff.
Start with the payment you can live with.
Where those sales happened
These are the communities with the most sales under $400,000 in those twelve months, as entered in FMLS: Lake Arrowhead 27, Chastain Heights 26, Grandview Terrace 20, West Oaks 19, Hidden Springs 16, Britley Park 13, BridgeMill 12, Magnolias at Ridgewalk 10, Canton Heights 10 and Villages at River Pointe 10. Community names get entered more than one way, so our team searches every spelling.
FMLS also tags some of these sales as active adult communities, Villages at River Pointe among them, so read the age rules on any home you like.
Under $500,000, the list widens to 1,877 sales. The Reserve at Willow Oaks shows 24 of them, Great Sky 24, Wyngate 23, River Green 23, Brookshire 21 and Towne Mill 21.
Three different ways to pay less
What would each of these mean for your month?
A new townhome. Chastain Heights sold 31 attached homes built in 2025 and 2026, at a $384,900 median and 66 median days on market. A builder's contract reads differently from a resale contract, and our buyer steps cover having your own representation from the first visit.
An older detached home. Brookshire, built from 2001 to 2004, had a $430,000 median and 11 days. Wyngate, built from 1989 to 2004, had a $442,500 median and 19 days. Homes of those years call for a careful inspection, and a fast median leaves less time to think.
A low price behind a gate. Lake Arrowhead tops the list above, and its own page lists assessments of $2,700 a year for a home, subject to change. That's $225 a month before the loan, taxes or insurance, by our arithmetic, and it covers common areas, the guard gate and amenities. A lender counts dues when deciding what you qualify for. Some buyers will want what they cover, and some would rather put $225 a month toward the home.
Each figure above is a past result, never a promise for any one home.
What your first year here asks of you
- Get the homestead exemption. You must own and live in the home on or before January 1 of the year it takes effect. The Tax Assessors' Office takes applications in person at its Canton office, with a Georgia driver's license showing the property's address and your settlement statement or warranty deed. Change the address on your license first.
- Send the settlement statement. The Tax Commissioner says a buyer who closes during the year won't get a bill in their name unless that statement reaches the office, and the bill follows the January 1 owner.
- Open the water account. The county authority asks for a deposit to start service, and a transfer fee where a meter is in place. Inside Woodstock, the city runs its own utility.
