For first-time buyers in North Fulton, nervous is a normal place to start

Buying a first home can feel nerve-racking for anyone. You may not know if you'll qualify, and you may not know all the steps. One first-time buyer we helped in North Fulton carried one more worry: they thought the market was going to crash. Once they met with us, we took them through all we do in our buyer strategy meeting and all the resources we have, then stayed with them so each step was clear.

We also negotiated a new roof for them. An older roof can be an insurance problem, because a home with one may not be able to get insured. What mattered most to this buyer was saving their cash and not facing repairs, or bigger repairs, afterward. The new roof gave them great relief. They left closing much more confident, and today, as homeowners, they're happy they bought. One buyer's story can't promise you a market, a repair or a policy, so ask an insurance agent about any home you're serious about.

Timing the market isn't part of our advice. What we look at is your life and your finances right now, the things you can't control, and the fact that you need somewhere to live. That means setting renting beside owning, and working out how long you'd need to stay if the market isn't in your favor the day you want to sell. Confidence and clarity come from those answers.

Before the first tour

It begins with a discovery call at NRG Nguyen Realty Group, and if you're financing, a lender follows. If qualifying isn't possible yet, we connect you with a lender who puts you on a plan based on what your file looks like that day: what you'd need to do to qualify, your finances, what you're comfortable paying and the down payment you'd need. Not every buyer will qualify.

Next, your buyer strategy meeting works through the numbers with you, including the monthly payment you're comfortable with, not only the amount on a pre-approval. That's also where we review the buyer agreement, and tours wait until it's in place. Getting ready comes before any tour.

You'll also have our checklist of recommendations, vendors and when to do what, along with videos that help you through the process. Every week, our closing coordinators send reminders and updates. Our first-time buyer page walks through the steps.

First-time buyers in North Fulton and the prices below the median

First-time buyers in North Fulton hear $841,500 first, the detached median in FMLS for the twelve months through October 2026. If you've looked at a payment here and closed the tab, that number may be why. Look lower in the same sales and the picture changes: 269 homes closed under $400,000, and 238 of them were attached.

Under $400,000, the communities with the most sales were Rivermont Village with 15, Henderson Place with 13 and Villages of Devinshire with 12. Move the line to $500,000 and 584 homes closed, 200 of them detached.

Among homes listed as one story, medians ran $210,000 at Rivermont Village across 14 sales and $290,000 at Henderson Place across 13. Among detached homes, Avensong's median was $435,000 across 19 sales, and Barrington Farms' was $500,000 across 19. All of these are FMLS closed sales from November 1, 2025 through October 31, 2026, in Fulton County, and each is a past result, never a promise for any one home.

The pace differs too. Barrington Farms had a 9-day median at 100% of original list price. Avensong had 25 days at 94%. Going by those medians, a first offer in one and a first offer in the other call for different plans.

The cash those prices can ask of you

The math below is only an example, since your own price and loan will set the real figures. At Rivermont Village's $210,000 one-story median, 3.5% down is $7,350 and 20% is $42,000. At Avensong's $435,000, 3.5% is $15,225 and 20% is $87,000.

Earnest money is negotiated. It's commonly around 1 to 2% of the purchase price, and depending on the situation it could be less or higher. On that $435,000 example, 1 to 2% comes to $4,350 to $8,700.

Due diligence is negotiable and commonly runs around 5 to 7 days. Lenders we work with do much of the work up front during preapproval, which can help you write a strong offer and complete contingencies quickly, typically within due diligence. Read that as our usual pace, and no promise that your own contingencies clear in time. Not every buyer will qualify.

A condo has to qualify along with you, so raise the project with your lender early. A 2026 listing we read at Roswell Springs says the community isn't FHA approved. A remark like that is only a place to start, so the answer has to come from the lender's own lookup.

Dues weigh on the payment you can carry, so read what they cover and what's held in reserve.

Two programs to ask a lender about

Two programs may help a first-time buyer here, and a participating lender can check both against your home and your file. Not every buyer will qualify. Bring these questions:

  • Does this city qualify for Fulton County's Homeownership Program? The county's page describes a deferred, 0% second mortgage of up to $25,000, based on need, for first-time buyers within income limits. Its notices haven't always named the same cities, so ask for today's answer, especially in Roswell or Johns Creek.
  • Does this price fit? Fulton's limit is $347,000 on an existing home and $371,000 on new construction, so hold it against the sales named above.
  • Do I fit Georgia Dream? The state's July 2026 brochure sets a $625,000 price limit for its Standard program across this metro, along with household income limits and a 640 minimum score.

Your first bills

Your first year here brings a few local bills. If the home is in Johns Creek or Milton, you'll choose a trash hauler, and Johns Creek warns that extra charges may apply, so ask before you sign. In Roswell, ask which utility sends the water bill. Homestead filing runs through Fulton County's Board of Assessors. If you own and live in the home on January 1, a filing made by April 1 applies to that tax year. Roswell takes its own city applications from January 1 to June 1.

If these prices don't fit today, Cherokee County, which borders Milton to the north and west, is worth setting beside them.

Questions

Answers, simplified.

Can I buy under $400,000 in North Fulton?

FMLS shows 269 sales under $400,000 in Fulton County for November 2025 through October 2026, and 238 were attached homes.

Does Fulton County's program cover Roswell and Johns Creek?

A June 2025 county notice excluded both. A June 2026 notice says only outside the City of Atlanta. Ask a participating lender for the current list.

Can I use Georgia Dream here?

It can work. The July 2026 brochure lists Fulton County in the metro group with a $625,000 price limit. A participating lender can confirm your eligibility.

Do I need 20% down?

No. Twenty percent is where a conventional loan stops calling for private mortgage insurance, and other loan types allow less. A lender can compare your options.

Should I wait for the market to crash before I buy my first home?

That's a call we can't make for you, and we don't try to time the market. We look at what makes sense for your life and your finances now, including how long you'd need to stay if the market isn't in your favor when you sell.
