What Is It Like to Live Near Terrell Mill?

What Is It Like to Live Near Terrell Mill?

What is it like to live near Terrell Mill Road in East Cobb, Georgia? It means arranging a week around a road, with an I-75 express lane access point, a county park and tennis center, a trail toward the Chattahoochee and a grocery store at Powers Ferry all within its reach. Dues, tax district and school assignment are separate questions for each home, and our team can help you check them.

Terrell Mill names a road first. No ZIP code draws its edges, which is why our team's sales search below works from community names. That shifts the question a buyer brings. A road gives every home along it the same ramps and the same park, and leaves the rest of the answer to the community and the address.

This guide is from Andrew and Jassey Nguyen. NRG Nguyen Realty Group is a real estate team with Keller Williams Realty Peachtree Road helping buyers and sellers in East Cobb, Georgia check what a home near Terrell Mill Road carries, one address at a time.

Where does the name Terrell Mill apply?

Start with a few fixed points. Cobb County lists Terrell Mill Park at 480 Terrell Mill Road, with a Marietta, GA 30067 address. East Cobb News places the MarketPlace Terrell Mill development at Powers Ferry and Terrell Mill Road. The Windy Hill-Terrell Mill Connector ends at the intersection of Bentley Road and Terrell Mill Road. Georgia DOT's 2018 fact sheet on the Northwest Corridor Express Lanes names Terrell Mill Road on its map.

The name also appears on communities. Terrell Mill Estates and Terrell Mill Place carry it. Bentley Ridge and Valencia Hills, the other two names in our team's search, carry names of their own. Other communities near the road may file under other names again, so a search for one word can miss a home you would want to see.

This guide draws no boundary around the name. When a listing says Terrell Mill, write down the subdivision it names and the street it sits on, and work from those.

What kinds of homes are near Terrell Mill Road?

Homes vary, so start with the community. In our team's FMLS search, described in the next section, Bentley Ridge sales were attached homes with a build year of 1981. Valencia Hills sales were attached too, townhomes and condos together in one set, with a build year of 1974. Terrell Mill Estates sales were detached homes with build years from 1965 to 1972.

Those years describe the homes that closed in that search, and they say nothing about the condition of any one of them. A home built in any of those years has had decades in which to change. Ask what has been replaced, when, and who holds the paperwork, then raise the answers with your inspector.

One detail matters if you want everything on a single level. FMLS has a stories field, filled in by agents, and it shows 1 on seven of the 10 Bentley Ridge sales. In a condo, that entry can mean a single-level unit. It leaves open which floor the unit sits on, so ask about the stairs along with the layout.

What have homes sold for near Terrell Mill Road?

Our team's FMLS search gives one reading. It covers homes closed from November 1, 2025 to October 31, 2026, in ZIP codes 30062, 30066, 30067 and 30068, under four subdivision names searched as written with a wildcard: Terrell Mill Estates, Terrell Mill Place, Bentley Ridge and Valencia Hills.

For Residential Attached homes, that search shows 14 sales, a median price of $225,000 and a median total days on market of 75. Ten of the 14 are in Bentley Ridge, where the median price was $215,825. The other four are in Valencia Hills.

The same search shows four detached sales. Four is too few for a median, so we give no median and no range.

A few limits come with these figures. Georgia MLS was not checked. Other spellings of these community names were not searched in this set. Terrell Mill Place returned no closed sales under that spelling, which does not show that none closed. Those are past results, never a promise for any one home.

How does the road connect to the rest of a week?

Three connections shape a trip from here, and each one is worth trying before you commit to an address.

The first is I-75. Georgia DOT's fact sheet says the Northwest Corridor Express Lanes opened to traffic on September 8, 2018, and its map names Terrell Mill Road. A state FAQ written before the opening lists Terrell Mill Road among the I-75 interchanges with access to the lanes, and East Cobb News listed I-75 at Terrell Mill Road among the access points for East Cobb commuters. Those documents date from 2018, so confirm the ramp with Peach Pass.

Two details change how you plan a commute. Peach Pass describes reversible toll lanes on an approximate schedule set by the Georgia Department of Transportation, with temporary changes for holidays, area events or incidents. It also says travelers must have a Peach Pass or interoperable toll transponder in their vehicle. So check the current schedule and the direction you would need, at the hour you would need it.

The second is Powers Ferry Road, which meets Terrell Mill Road at the corner where MarketPlace Terrell Mill stands.

The third is the Windy Hill-Terrell Mill Connector, which East Cobb News reported would open to traffic on October 14, 2022. The Cobb County Courier describes a 0.80-mile, four-lane road that starts by Spectrum Circle and Interstate North Parkway at Windy Hill Road and runs north to Bentley Road and Terrell Mill Road.

This guide gives no drive times. Make the trip yourself on a weekday, from the home you have in mind, at the hour you would leave. If transit is part of your plan, check CobbLinc's current routes against the address.

What is close by for errands and time outdoors?

For errands, East Cobb News reported in August 2023 on the opening of a 90,000-square-foot Kroger, with a gas station, on Powers Ferry Road at MarketPlace Terrell Mill. The article describes nearly 24 acres at Powers Ferry and Terrell Mill Road, with a redevelopment that includes apartments, fast-casual restaurants and small retail.

For time outdoors, Cobb County's page for Terrell Mill Park lists these features: 4 softball fields (2 fully synthetic and 2 infield only synthetic), 1 synthetic turf soccer field, 8 tennis courts and a restroom building, 2 reservable picnic pavilions, a playground, adult leagues in softball, ultimate frisbee, kickball and flag football, and youth leagues in lacrosse and soccer.

The Terrell Mill Tennis Center, at the same address, describes eight hard courts and lists instructional classes, skill-building drills and private or group lessons.

The trail runs toward the river. The Courier's 2022 report describes a multi-use trail on the connector's west shoulder that ties into the Bob Callan Trail system. In September 2025, the Cumberland Community Improvement District announced the trail's final phase and described a fully connected 4-mile multi-use trail from Terrell Mill Road to the Chattahoochee River at Paces Mill.

The river has its own entrances. The National Park Service lists four for the Cochran Shoals unit of the Chattahoochee River National Recreation Area: Sope Creek, Columns Drive, Interstate North and Powers Island. Its parking page gives 93 spaces at the Columns Drive lots and 120 at the Interstate North lot, and it lists a daily pass and an annual pass. For each home on your list, time the trip to whichever of these you would use.

What do dues and association rules cover here?

Dues vary by community, so this guide gives no figures. Ask for them in writing for the specific home: whether an association applies, what it charges, how often, and what those dues pay for. Then ask who looks after what, from the roof and the exterior to the grounds and any pool.

Two more questions belong on that list. Ask whether any special assessment is approved or under discussion, and ask what the rules say about leasing, pets, parking and exterior changes. If an association applies, ask for its declaration, bylaws, rules and most recent budget, and ask your attorney how much time your contract leaves to go through them.

Dues are part of the monthly cost of a home, so count the written figure along with the taxes and insurance.

Is a home near Terrell Mill Road inside Marietta?

The mailing address will not tell you. Cobb County's 2025 guide to its tax bill says tax districts are based on the property's address, and that "'Unincorporated Cobb' is not within a local city limit, though the postal address designates a city."

So this guide names no blocks. Check each home for itself. Find the tax district printed on the most recent tax bill, then confirm it with the Cobb County Tax Commissioner, and with the City of Marietta if the bill shows the city. The county's site also lists a Tax Parcel Viewer under its GIS and mapping links.

Our guide to how property taxes work in Cobb County explains what a city line changes on the bill.

How do I check schools for an address here?

Check the exact address with the district. The Cobb County School District's Bus Route Finder asks you to enter your address and select "DFLT" in the Program field. The same page says, "Posted maps, bus routes, and attendance zone information found here does not preclude any future changes. Please do not make a future home purchasing decision solely based on this information."

If the home's tax district shows a city, first ask which school district serves it. Then confirm the assignment with that district, and research the schools yourself using sources you trust. Our guide to checking school zoning before buying in East Cobb walks through the whole check.

How do I check one address, step by step?

This is guidance to fit to the home you have in mind. For each address:

  1. Write down the subdivision named in the listing, the street and any other community name attached to the home.
  2. Find the tax district on the most recent bill, then confirm it with the county.
  3. Get any association's dues, documents and assessment status in writing.
  4. Ask the seller what has been replaced and when, and share the answer with your inspector.
  5. If stairs matter to you, ask which floor the unit is on and how you reach it.
  6. Make the weekday trip from the home, in both directions, at the hours you would travel.
  7. Look at the current express lane schedule if you plan to use those lanes.
  8. Run the address through the Bus Route Finder, then confirm with the district.
  9. Compare the closest sales of the same type. Our team can help you pull them.

For a community with its own civic association and written history, our guide to living in Indian Hills shows how the same check changes.

What mistakes should I avoid?

The first is treating the road's name as a description of a home. The name tells you where to begin looking. The subdivision, the type of home and the documents tell you what you would own.

The second is taking the median as the price of one home. The 14 attached sales above gather two communities and one year into a single figure, and the four detached sales are too few to summarize at all.

The third is counting on an express lane without checking its direction. Peach Pass describes reversible lanes on an approximate schedule, so a nearby ramp serves only the trips the lanes run your way.

The fourth is settling the city question from the mailing address. The tax district on the bill is the place to look.

A realistic scenario

This is an example, not a real client.

Say a buyer has two homes on a short list, an attached home in one community near Terrell Mill Road and a detached home in another. Both listings show a Marietta mailing address, and both mention Terrell Mill somewhere in the description.

Our team helps the buyer write down the subdivision and street for each home and pull the closest sales of each type. The buyer checks the tax district on each bill and confirms it with the county. For the attached home, they get the dues, the documents and the leasing rules in writing, and they ask which floor the unit is on. For the detached home, they ask whether any association applies at all, and what has been replaced since it was built.

On a weekday morning they make the trip from each front door, once on the regular lanes and once with the express lanes as they ran that day. They run both addresses through the district's lookup and confirm the answers. Then they compare two monthly costs and two weeks, and choose the one that fits theirs.

Frequently asked questions

Is Terrell Mill one neighborhood? Terrell Mill is the name of a road, and it also appears on communities such as Terrell Mill Estates and Terrell Mill Place. Each community has its own homes and its own paperwork, so work from the subdivision and the address.

Does a Marietta mailing address mean a home is in the city of Marietta? A mailing address does not settle it. Cobb County's tax bill guide says "Unincorporated Cobb" is not within a local city limit, though the postal address designates a city. Look for the tax district on the bill and confirm it.

What are the HOA dues near Terrell Mill Road? Dues vary by community. Ask for the figure in writing for the specific home, along with what it covers.

Where to begin

Pick one address and follow the road out from it, to the ramp, the park and the trail. Then turn back to the paperwork, which says what that one home carries. Our team can help you check those details for any home you like and compare it with the other places on your list.
