East Cobb vs Gwinnett: How Do Prices, Commutes, and Home Types Compare?

How do East Cobb and Gwinnett compare on prices, commutes and home types for someone weighing a move north of Atlanta, Georgia? They compare best once you match the units, because Gwinnett is a whole county with 17 cities and East Cobb is an area inside Cobb County, so our team sets a short list of subdivisions from each side next to each other and compares price, price per square foot, the drive, the home itself and the tax bill for those streets.
A comparison is only as fair as its units. Set a county beside a community and the numbers will tell a story that belongs to neither. Gwinnett stretches across 437 square miles and 17 cities. East Cobb is a name people use for one side of a single county. Hold them to the same measure and the picture becomes clear, and far more useful.
This guide is from Andrew and Jassey Nguyen. NRG Nguyen Realty Group is a real estate team with Keller Williams Realty Peachtree Road helping buyers in East Cobb and Gwinnett, Georgia compare homes on facts they can check.
What is each place, on paper?
Gwinnett County describes itself as about 30 miles northeast of Atlanta, with Lawrenceville as its county seat and 437 square miles. The county lists 17 municipalities, from Auburn and Berkeley Lake to Sugar Hill and Suwanee, and notes that the majority of its residents live in unincorporated areas.
East Cobb is an area inside Cobb County. The Cobb County Tax Commissioner lists seven cities in the county: Acworth, Austell, Kennesaw, Mableton, Marietta, Smyrna and Powder Springs. East Cobb is not on that list. A home outside those cities sits in the tax district the county calls "Unincorporated Cobb," which the county's guide to the tax bill describes as not within a local city limit, though the postal address designates a city.
That difference shapes every comparison that follows. A Gwinnett figure blends 17 cities and the unincorporated land between them. An East Cobb figure covers a slice of one county. Neither number describes the street you are looking at, so each one is a starting point.
How do prices compare?
Compare numbers built the same way, from the same source, over the same months. Redfin publishes figures for Gwinnett County and for each ZIP code, calculated from MLS and public records data. Its headline figures cover all home types together, houses, townhouses and condos, over the last three months.
As Redfin's pages read on October 26, 2026, the three months ending September 2026 put Gwinnett County's median sale price at $409,085, down 1.9 percent from the same months a year earlier. The same page listed 764 Gwinnett homes sold in September 2026 (September 2025 · 904) and a median of 58 days on market.
On the same Redfin pages, the four East Cobb ZIP codes showed a spread. The median sale price over the three months ending September 2026 was about $666,000 in 30068 and about $595,000 in 30062. In 30066 it was about $457,000, and in 30067 about $425,000.
Price per square foot sets the two closer to the same scale. Redfin put Gwinnett County's median sale price per square foot at $176. In the East Cobb ZIP codes it ran from $195 in 30066 to $236 in 30068, with 30062 at $230 and 30067 at $202. A home's size, age, lot and condition all sit inside those figures, so read them as a frame for your search.
For detached homes alone, our team uses FMLS. In September 2026, detached homes in East Cobb's four ZIP codes, 30062, 30066, 30067 and 30068, closed at a median of $622,000 across 142 sales, with a median of 18 days on market. Keep that figure apart from Redfin's, since it counts one home type in one month. We do not have a matching FMLS figure for Gwinnett in this guide, so the fair comparison there is the Redfin pair above, or the recent sales for the exact Gwinnett city and subdivision you are considering.
The Rawls Group (Keller Williams) Q2 2026 Market Report adds one more view of East Cobb, for detached homes, with its area including parts of Roswell and Marietta. Under $750,000, the median sold price was $520,950 (Q2 2025 · $515,000). Over $750,000, it was $995,000 (Q2 2025 · $1,057,500). The report does not cover Gwinnett. Every number here is a past result, never a promise for any one home. Our article on how much homes cost in East Cobb reads these figures in more depth, and our Metro Atlanta Market Report for Q2 2026 shows every area it covers.
How do commutes compare?
A commute is a fact about one address, one destination and one hour. Start with where you go most: an office in Midtown, a hospital near the Perimeter, a school run, the airport. Then map the drive from each home on your list at the hour you would leave, and drive it once before you commit.
Gwinnett County calls itself a gateway to metro Atlanta from the north and northeast by way of I-85 and I-985, with University Parkway, Georgia Highway 316, leading toward Athens. From East Cobb, the route depends on where you start and which way you are headed, so test the roads your own drive would use.
The Georgia Department of Transportation runs express lanes on I-85 and I-75. GDOT describes them as optional priced lanes beside the interstate that need a Peach Pass, and it lists express lanes for the top end of I-285 as in development. If your drive would use one of those corridors, price the express lane into your week as well as the drive itself.
Both counties run bus service. Ride Gwinnett's local routes reach MARTA's Doraville station from Gwinnett Place, Norcross and Peachtree Corners, and Route 70 runs from downtown Snellville to the Indian Creek MARTA station along Highway 78. Gwinnett also lists microtransit. In Cobb County, the county runs CobbLinc, including a microtransit service called CobbLinc Go. Check the current routes and schedules for the stop nearest each home.
How do home types compare?
Home types belong to subdivisions, so compare subdivisions. Redfin lets you switch its figures between single family homes, townhouses and condos for any county or ZIP code. Use that switch before you compare a median, because a figure that blends home types shifts with the mix of homes that sold.
Then look at the homes themselves. For each subdivision on your list, note the year built, the square footage, the lot size, the number of levels, whether there is a basement and whether a bedroom sits on the main level. Recent closed sales in the subdivision show what buyers paid for each set of features.
Ask whether each home sits in a homeowners association, and what the association covers. Ask, too, whether a swim and tennis club comes with the home and whether it sits apart from the association. Ask for the association documents and read them during your due diligence period. Our guide to the due diligence period in Georgia explains how that window works.
How do property taxes compare?
The formula is the same across Georgia. The Cobb County Tax Commissioner explains that Georgia law assesses property at 40 percent of fair market value, and that a mill equals one dollar per thousand dollars of assessed value, with rates set each year by county, school and city authorities. What changes from one address to the next is the set of authorities that tax it.
In Cobb County, a home inside one of the seven cities receives two bills, one from the county and one from the city. A home in Unincorporated Cobb receives the county bill. The Commissioner mails bills by August 15, and they are due October 15. Our article on how property taxes work in Cobb County walks through a bill line by line.
In Gwinnett County, the Tax Commissioner collects city taxes for Berkeley Lake, Grayson and Peachtree Corners, and lists 14 other cities that assess their own property taxes, separate from county taxes. The Commissioner's tax bill page explains that the county bill can also carry solid waste and stormwater charges. For 2026, the Commissioner listed November 15 as the due date.
Both counties tie the homestead exemption to the home you own and occupy on January 1. In Gwinnett, the Commissioner states you must own and occupy the property as your primary residence as of January 1 of the application year. In Cobb, the Commissioner states that every qualification must be met as of January 1, and that residents inside city limits apply for city exemptions with their city tax office. A move to a new home means a new application in the county that holds it.
The seller's bill reflects the seller's exemptions. For a home you are serious about, look up its current bill with the county Tax Commissioner and ask a CPA how your own exemptions would apply.
How do I find out which schools serve a home?
Check the exact address with the district: the Cobb County School District on one side, Gwinnett County Public Schools on the other. For a home inside Marietta's city limits, Cobb's 2026 millage sheet lists an independent school levy in place of the county school levy, so ask which district serves that address. Gwinnett County Public Schools offers a School Locator on its website. Zones are set by address and can change, so confirm the assignment with the district and research the schools yourself, using the sources you trust.
What are the steps to compare for yourself?
- Write down your price range, the place you travel to most, and the five features your home must have.
- Choose two or three subdivisions on each side. In Gwinnett, note the city or the unincorporated area for each.
- Pull recent closed sales and active listings for each subdivision, matched by home type and size. Our team can pull them from the MLS.
- Compare price per square foot within each subdivision, then across your list.
- Drive each commute at the hour you would travel, and note any express lane or bus route you would use.
- Look up the current tax bill for one sample home in each subdivision, and note whether it carries a city bill.
- Ask for the association documents and any club details for each subdivision.
- Check the school assignment for each address with the district.
- Set everything on one page, side by side, and decide which tradeoffs suit your week.
What mistakes do people make?
The first is comparing a county to a community. A Gwinnett median blends 17 cities and a wide stretch of unincorporated land. Compare a Gwinnett city or subdivision to an East Cobb subdivision.
The second is mixing sources. A Redfin figure for all home types over three months and an FMLS figure for detached homes in one month measure different things. Put like beside like.
The third is trusting a mailing address. In Cobb County, a postal city can differ from the tax district. In Gwinnett, a home can sit in a city that sends its own tax bill, or in an unincorporated area that does not.
The fourth is choosing on price per square foot alone. Lot size, age, condition, association rules and the tax bill all change what a home costs to own.
A realistic scenario
This is an example, not a real client.
Picture a couple renting in Midtown. One works near the Perimeter, the other travels to an office off I-85 two days a week. They want a detached home with four bedrooms, a level yard and room for a home office, and they have narrowed it to East Cobb or a city in Gwinnett.
Our team builds one page with three subdivisions from each side. For each one, we pull recent closed sales of four-bedroom detached homes, the price per square foot, the year built and the lot sizes. The couple adds the association documents and the current tax bill for one sample home in each.
They drive both commutes on a Tuesday at 7:30 in the morning. One Gwinnett subdivision offers more square footage for their price range, and its drive works on the I-85 days. One East Cobb subdivision has older homes on larger lots and a shorter drive to the Perimeter office. The tax bills differ because one Gwinnett home sits inside a city that sends its own bill.
They check the school assignment for each address with the district, then choose the subdivision whose tradeoffs match their week. Every part of the decision rests on numbers they can see.
