What Is It Like to Live in Brookhaven and Chamblee?

What Is It Like to Live in Brookhaven and Chamblee?

What is it like to live in Brookhaven and Chamblee, Georgia? It is life in two neighboring cities in DeKalb County, northeast of Atlanta, that share Peachtree Road, the MARTA Gold Line and a greenway being built along the North Fork of Peachtree Creek, while each keeps its own city hall, its own services and its own rules, so the first thing to learn about any home is which side of the city line it sits on.

A city line may be the most important line you never see. It does not change the look of a street or the shade of its trees. It decides who sets the city tax rate, which police department answers the call, and what permit a tree in the backyard needs. Two homes a short drive apart can belong to different cities, and that difference lives in the paperwork long after the move.

This guide is from Andrew and Jassey Nguyen. Our office is in Brookhaven, so these streets are part of our working week. NRG Nguyen Realty Group is a real estate team with Keller Williams Realty Peachtree Road helping buyers and sellers in Brookhaven and Chamblee, Georgia weigh a move against facts they can check.

Where are Brookhaven and Chamblee?

Brookhaven sits in DeKalb County, immediately northeast of Atlanta, according to the City of Brookhaven's own community page. The city's offices are at Brookhaven City Centre on Peachtree Road NE.

Chamblee is in northern DeKalb County, about 14 miles from downtown Atlanta, according to the City of Chamblee. The city describes its borders this way: Dunwoody to the north, Doraville to the east and Brookhaven to the west. In other words, the two cities touch, and a drive along Peachtree Road can cross from one to the other.

A mailing address and a city limit can differ, so confirm the city for any home through DeKalb County's property records or the city's own map. Brookhaven publishes a GIS city map and a zoning map on its website, and Chamblee keeps an open data hub.

How did each city come to be?

The two cities are far apart in age. Chamblee began as a small rail town and was incorporated in 1908, according to the City of Chamblee. Through several annexations it has grown to more than 7 square miles, and it runs on a mayor and council with a city manager.

Brookhaven was incorporated in 2012, according to the City of Brookhaven. Its Mayor and City Council page explains that the city charter places legislative authority in a City Council chaired by the mayor, with four district representatives, and that the mayor and council members serve four-year terms.

Age shapes a city in quiet ways. The City of Chamblee notes that its downtown has seen commercial development, including lofts and townhomes, since 2000, while keeping its vintage buildings. Brookhaven's website shows plans still in progress: park master plans, a tree canopy program and a historic resources inventory. The city has designated the Lynwood Park Historic District, according to its Historic Resources page.

What does each city run, and what does DeKalb County handle?

This is where the city line starts to matter. The City of Chamblee lists police protection, planning and development, sidewalk and curb maintenance, parks and sanitation among the services it provides. Its Public Works Department collects residential garbage, recycling and yard waste, with each household assigned a collection day.

The City of Brookhaven runs its own police department and its own parks department. On its public safety list, the city points residents to Brookhaven Police for police service and to DeKalb Fire and Rescue for fire service. For any other service, from trash pickup to water, ask the seller which providers serve the home and confirm each one before closing.

Property taxes follow the same pattern. The City of Chamblee explains that its bill has three sections: county government taxes set by the DeKalb County Board of Commissioners, Board of Education taxes set by the DeKalb County School Board, and a section for state, city and other taxes. The Chamblee City Council sets the city's own rate, and the DeKalb County Tax Commissioner bills and collects Chamblee's property taxes. Brookhaven's City Council also adopts its own millage rate each year, and both cities list their own homestead exemptions on their websites.

Rates and exemptions change, so read the current page for the city that holds the address.

Rules can differ too. In Brookhaven, removing any tree 4 inches or greater requires a city permit, regardless of the tree's condition, according to the city's tree removal page. If your plans for a home include a new driveway, an addition or a pool, read the city's rules before you make an offer.

What parks and trails are near home?

Brookhaven's Parks and Recreation Department runs 19 parks, three swimming pools, two recreation centers and one community building across 352 acres of park land, according to the city. Murphey Candler Lake sits in the northern part of the city, south of Interstate 285. The city describes it as a regional stormwater facility used for recreation and surrounded by walking trails. Blackburn Park hosts the city's annual Cherry Blossom Festival each spring, with music, art and local vendors under the blooms.

The Peachtree Creek Greenway is the trail that ties the two cities together on paper. Brookhaven's 3-mile section is part of a proposed 12.3-mile North Fork Peachtree Creek trail, according to the city. Phase I, from North Druid Hills Road west to Briarwood Road, opened on December 12, 2019, and was built by the PATH Foundation. The city plans a later phase from Briarwood Road to the Chamblee city line, where it will connect with Chamblee's extension. Atlanta, Brookhaven, Chamblee and Doraville are working to complete the full greenway.

Chamblee's largest park is Keswick Park, at more than 45 acres, according to the city. It holds walking trails, a dog park, ball fields, tennis and pickleball courts and a playground, along with 15 acres of old growth forest with footpaths. The Chamblee Rail Trail runs 1.96 miles from Keswick Park to Peachtree Road, with two east and west segments. Near the trail, under the Clairmont Bridge, are outdoor games and musical instruments, including tuned drums and a piano.

For a buyer, the useful question is distance. Walk from each front door to the nearest trailhead, and time it.

How does getting around work?

Both cities have a station on MARTA's Gold Line. Brookhaven/Oglethorpe station has surface parking and local bus service, and MARTA's station page notes that Oglethorpe University and the Town Brookhaven shopping center are a short bus ride away. Chamblee station also has surface parking and serves local MARTA routes and regional bus connectors. MARTA lists PDK airport, Chamblee Antique Row and Chamblee City Hall as nearby.

By car, Chamblee sits between Interstate 285 to the north and Interstate 85 to the southeast, according to the city. The city also notes that it is home to DeKalb Peachtree Airport.

Maps can estimate a commute. Only the drive tells you what a Tuesday feels like. If a home is near the airport, a rail line or a main road, visit at a few different hours, and check MARTA's current schedules for the station you would use.

What kinds of homes are in Brookhaven and Chamblee?

Both cities hold more than one kind of home. MARTA describes the area around Brookhaven/Oglethorpe station as having restaurants, shopping, and single-family and multi-family housing. In Chamblee, the city points to lofts and townhomes built downtown since 2000 beside its older buildings.

That range means the details of each home matter more than the city name. Check the year built, the zoning, and whether the home sits in an association or a historic district. Each one can shape what you are allowed to change. If you are deciding between a townhome now and a larger home later, our article on whether an Intown townhome is a smart first home before moving up walks through the tradeoffs.

What did the Brookhaven and Chamblee market do in Q2 2026?

The Rawls Group (Keller Williams) Q2 2026 Market Report reads Brookhaven and Chamblee as one area and splits detached homes into two bands. Its figures come from FMLS and GAMLS data for non-distressed properties, and each one sets April to June 2026 beside the same months of 2025.

Under $750,000, 80 detached homes sold in Q2 2026 (Q2 2025 · 73). The median sold price was $546,250 (Q2 2025 · $555,000), and the median home sold in 12 days (Q2 2025 · 11). Homes for sale fell to 51 (Q2 2025 · 76), and months' supply was 1.9 (Q2 2025 · 3.1).

Over $750,000, 106 detached homes sold (Q2 2025 · 115). The median sold price was $1,072,500 (Q2 2025 · $1,235,000), and the median home sold in 9 days (Q2 2025 · 17). Months' supply was 2.5 (Q2 2025 · 2.3).

Our report explains months' supply as how long the homes for sale would last at the current pace of sales, with under 6 months meaning demand is ahead of supply. Both bands were under 3 months in Q2 2026. A median describes the homes that sold in a quarter. The value of any one home rests on its own facts. Those are past results, never a promise for any one home.

You can read every band on our Metro Atlanta Market Report for Q2 2026, and our article on what changed in the metro Atlanta housing market in Q2 2026 sets these numbers beside seven other areas.

How do I find out which schools serve a home?

Check the exact address with the DeKalb County School District. The district's website has a School Locator and a Find My Child's School page. Look up each address you are serious about, then confirm the assignment with the district, since zones can change. Research the schools yourself, using the sources you trust.

How do I compare homes on either side of the city line?

A side-by-side comparison keeps the decision on facts. For each home on your list:

  1. Confirm the city through DeKalb County's property records or the city's map.
  2. Read the current tax page for that city, and note which homestead exemption you would apply for.
  3. Ask the seller which providers handle trash, water and other services, then confirm each one.
  4. Look up the zoning, and ask whether the home sits in an association or a historic district. If it does, read those documents.
  5. Read the city's rules on anything you plan to change, from trees to additions.
  6. Check the school assignment for the address with the DeKalb County School District.
  7. Walk to the nearest park or trail, and drive the commute at the hour you would travel.
  8. Compare recent closed sales for homes of the same type and size nearby. Our team can pull them for you.

What mistakes should I avoid?

The first is trusting the city name on a listing without checking the city limit. The difference shows up in the tax bill, the services and the permits.

The second is reading an area's median as a price for one home. A townhome, a loft or a home on a different lot can sit far from it.

The third is assuming the rules from your last city apply here. Brookhaven's tree permit is one example.

The fourth is letting the due diligence period slip by before the city questions are answered. Our article on the due diligence period in Georgia explains how that window works.

A realistic scenario

This is an example, not a real client.

Picture a couple renting near Midtown who work on opposite sides of the city. They want a detached home with a yard, a trail close enough for evening walks, and a train they could take on days when traffic is heavy.

They narrow it to two homes, one in Brookhaven and one in Chamblee, a short drive apart. Our team confirms the city for each address and pulls recent closed sales for similar homes on both streets.

They read each city's tax page, ask the Brookhaven seller which providers serve that home, and check both addresses with the DeKalb County School District's locator. They walk from the Chamblee home to the Rail Trail and from the Brookhaven home to the nearest park, then drive both commutes at 8 on a Tuesday morning.

The Brookhaven home has an oak they would like to remove for a patio, so they read the city's tree permit rules first. The Chamblee home is a shorter walk to the train. They choose the one that fits their week, with every part of the decision resting on facts they checked.
