What Are East Cobb Buyers Looking for Right Now?

What Are East Cobb Buyers Looking for Right Now?

What are East Cobb buyers looking for right now? The clearest answer is in what they did: in September 2026, buyers closed on 142 detached homes in East Cobb's four ZIP codes (30062, 30066, 30067 and 30068) at a median price of $622,000 and a median of 18 days on market, according to FMLS. National survey data from the National Association of REALTORS® adds the rest of the picture: the largest share of buyers begin online, they lean on photos and detailed information, and price, condition and size are where they report giving a little.

A wish list is private. A closed sale is on the record. Each one is a buyer's answer, given with a signature at the closing table, and read together they show a seller where buyers landed.

This guide is from Andrew and Jassey Nguyen. NRG Nguyen Realty Group is a real estate team with Keller Williams Realty Peachtree Road helping homeowners in East Cobb, Georgia read what buyers are doing and prepare a home to meet them. Our team lives in East Cobb, and this guide is for the owner who wants to see their home the way the next buyer will, before it goes on the market.

What did East Cobb buyers do in September 2026?

September 2026 is the latest full month. FMLS shows 142 detached homes that closed from September 1 to September 30 in ZIP codes 30062, 30066, 30067 and 30068, with a median close price of $622,000 and a median of 18 days on market. The ZIP search includes some homes inside Marietta city limits, so these figures describe the four ZIP codes as a whole.

Those are past results, never a promise for any one home.

A seller reading the month can ask a second question: which homes did they choose, and what did those homes have in common with mine? Our article on how much homes cost in East Cobb walks through how prices differ across the area, and our article on how long it takes to sell a home in East Cobb right now covers the pace.

What did buyers do across the third quarter?

A wider view comes from The Rawls Group (Keller Williams) Q3 2026 Market Report, which draws on FMLS and GAMLS data, covers detached homes, and splits East Cobb at $750,000. It compares July to September 2026 with the same months of 2025, written below as "Q3 2025 · 443" for the same measure a year earlier. The report draws its own East Cobb area, separate from the four-ZIP FMLS search above, so each number stays with its own source.

Under $750,000, buyers closed on 399 detached homes (Q3 2025 · 443), down 9.9%, at a median sold price of $515,000 (Q3 2025 · $515,500). The median list price was $549,500 (Q3 2025 · $540,000), up 1.8%. Homes for sale numbered 381 (Q3 2025 · 347), the median days on market was 29 (Q3 2025 · 22), and months' supply was 2.9 (Q3 2025 · 2.3).

Over $750,000, buyers closed on 167 detached homes (Q3 2025 · 162), up 3.1%, at a median sold price of $944,000 (Q3 2025 · $950,000). The median list price held at $1,000,000 (Q3 2025 · $1,000,000). Homes for sale numbered 212 (Q3 2025 · 183), the median days on market was 36 (Q3 2025 · 32), and months' supply was 3.8 (Q3 2025 · 3.4).

Under $750,000, buyers paid within $500 of the year before at the median, with more homes to choose from, and the median days on market rose from 22 to 29. Our Q3 2026 market report sums up East Cobb in one line: prices held, and homes took longer to sell. The report reads months' supply this way: under 6 months, demand is ahead of supply and sellers have the edge. Both East Cobb bands stayed under 6 in Q3 2026, and both rose from Q3 2025.

How do buyers find a home before they ever tour it?

The National Association of REALTORS® 2025 Home Buyers and Sellers Generational Trends report surveyed buyers who purchased a primary residence nationwide between July 2023 and June 2024. Among all buyers, 43% said their first step was to look online for properties for sale, and 21% said it was to contact a real estate agent.

Among buyers who used the internet, 83% ranked photos as a very useful website feature, 79% ranked detailed information about properties for sale as very useful, and 57% said the same of floor plans. Virtual tours were very useful to 41%, and videos to 29%. The same report found buyers searched for a median of 10 weeks and looked at a median of seven homes.

These are national figures, and they describe what buyers said about their own search. For an East Cobb seller, the reasoning is direct. If a buyer sees seven homes over ten weeks, what they see on a screen shapes which seven. The photos, the facts in the listing and a clear floor plan are where your home earns a place on that short list.

Video is one way our team brings a home to buyers before they visit. Our video tours usually reach 50,000 to 60,000 views, and our best, in January 2026, reached 164,000 across Facebook and Instagram. Those are past results, never a promise for any one home. Our article on how video tours help sell a home explains how we use them.

Where do buyers give a little, and where do they hold?

The same NAR report asked buyers what they compromised on in the home they bought. Among all buyers, 30% compromised on price, 23% on the condition of the home, 22% on its size, 18% on its style and 13% on lot size. Another 31% said they made no compromises.

A seller can read that list in two parts. Size, style and lot are fixed. Price and condition are the two a seller shapes before the first showing. A buyer who compromises on condition is accepting work they will take on after closing.

NAR's 2025 Profile of Home Buyers and Sellers covers buyers who purchased between July 2024 and June 2025. NAR reports that more than half of buyers said they valued that their agent pointed out property features or flaws they had not noticed, and that buyers continue to report the most difficult task in the home-buying process is finding the right home to purchase. The median expected tenure in a purchased home was 15 years.

Fifteen years is a long horizon, and a buyer's agent is there to point out features and flaws alike. For a seller, that is a reason to have the facts ready: the roof, the systems and any work done, with dates. A seller who knows the answers first walks into that conversation prepared.

What can an East Cobb seller take from this, step by step?

These steps turn what buyers did into a plan for your home.

  1. Find your band. Decide whether your home sits under or over $750,000, and read that band's Q3 2026 numbers beside the September FMLS figures.
  2. Read the sold price first. In Q3 2026, the median sold price under $750,000 was $515,000 while the median list price was $549,500. What buyers paid is the figure to plan around.
  3. Pull the homes buyers chose near yours. Closed sales of similar size, age and condition from the last few months, each with its month beside it.
  4. Walk the home as a buyer will meet it, starting on a phone. Photos, the facts in the listing and a floor plan come first.
  5. Gather the facts a buyer's agent will look for: the age of the roof, the heating and cooling, the water heater and any work you have done, with dates and receipts where you have them.
  6. Decide on condition. Address what you can before listing, and price what you leave as it is.
  7. Plan for time. The median days on market under $750,000 was 29 in Q3 2026, up from 22. Build that into your next move.

Our article on whether to stage your East Cobb home goes deeper on step 4.

What mistakes keep buyers scrolling?

Pricing from the list column. Under $750,000 in Q3 2026, the median list price was $549,500 and the median sold price was $515,000. A price set from what neighbors are asking can start above what buyers have recently paid.

Thin photos and thin details. A buyer who sees a dark first image or a listing with thin details has others to look at, and the NAR figures show photos and detailed information sit at the top of what buyers find very useful online.

Leaving the systems as a question. A buyer planning a long stay will ask about the roof and the heating and cooling. An answer with a date and a receipt gives the buyer something to plan around.

Reading one number as all of East Cobb. The FMLS four-ZIP figures and the Rawls East Cobb area are drawn differently, and the bands under and over $750,000 moved differently from Q3 2025 to Q3 2026. Your home's numbers come from the sales closest to it.

Reading a cause into a number. The data shows what buyers did. It does not say why, and a seller who plans around a guess at the reason can prepare for the wrong thing.

How could this play out for one seller?

This is an example, not a real client.

Picture an owner in East Cobb with a four-bedroom home built in the 1980s that they believe sits a little under $750,000. The kitchen is original and works well. The roof is about 20 years old. They are getting quotes for a full kitchen remodel, because that is what they notice most.

Our team starts with what buyers did. We pull the closed sales near their home from the last few months and look at which ones sold in their price range, and in what condition. Then we read the home the way a buyer's agent will, feature by feature and flaw by flaw.

The kitchen gets paint, new hardware and new lighting. The roof gets a roofer's opinion before listing, so the owner can address it or price it in. The home is photographed in full light, with a floor plan and a video tour, so the buyer meets it clearly on a phone. The owner sets a price from the closed sales, plans for more days on market than a year ago, and goes into the first showing knowing the answers to the questions buyers will ask.

Is East Cobb a buyer's market or a seller's market? On our report's scale, under 6 months of supply means demand is ahead of supply and sellers have the edge. In Q3 2026, East Cobb had 2.9 months of supply under $750,000 and 3.8 over it, both up from Q3 2025.

Can our team show me what buyers chose near my home? Our team can pull recent closed sales near your home and walk through what those homes had in common with yours. No one can promise a sale price or a timeline.
