Selling a probate home in Cherokee County starts with an appointment
Selling a probate home in Cherokee County can begin with a house full of someone's life and a stack of bills you may not recognize. You don't have to decide before we talk, and you don't have to figure this out alone.
The paperwork usually begins in Canton. The Cherokee County Probate Court is in the Justice Center on North Street, and its page says petitions are accepted by appointment, or completed by mail. It asks you to have applications, petitions and documents complete before you arrive. Office hours run 8:30 to 4:00 on weekdays. Its site also links to estate searches and to Georgia's standard probate forms.
The court's own brochure says it is not legal advice and tells you to consult your attorney. Who has authority to sell, and when, is a question for your Georgia probate or estate attorney. A trust may not go through this court at all, so ask yours. NRG Nguyen Realty Group works alongside that attorney and your tax professional, and we are neither one.
Start with the address and who has authority.
What an estate should ask for, by place
An owner who lived in a home for years may leave few records behind. Here's where to look, depending on the address.
Eagle Watch. Closing letters are requested online, and the 2026 disclosure lists a $295 package, a $400 special assessment and a Towne Lake master association. Check whether any installment went unpaid while the home sat empty.
BridgeMill. A 2020 disclosure routes closing letters through its management company, so ask for today's process and amount. It also separates the association from the club, so ask the club whether a membership existed and what happens to it now.
Lake Arrowhead. Its page lists yearly assessments, a guard gate, and boats registered each year. Find the gate devices and any boat registration, and ask the management office what an estate must do about them, including showings.
Woodstock. Look for two tax bills, the county's and the city's. A city bill mailed in mid to late October is due on receipt, and interest and a 5% penalty can follow if unpaid.
Older homes outside any city. Water goes through the county authority or a city, depending on the address. The county points septic questions to the North Georgia Health District, so ask whether it holds a record for the home.
Each of these needs a current answer from that office, because the documents here carry dates.
Taxes and exemptions while the estate is open
Georgia property taxes follow the January 1 owner, and the Tax Commissioner's bills are scheduled to go out in September and come due in November. A home the owner lived in may carry a homestead or senior school exemption from the Tax Assessors' Office. The county says exemptions are applied for once, unless the home is sold. If the owner has died, tell that office and ask what changes, so a bill doesn't surprise the estate later. An heir who wants to keep the home should ask how to apply in their own name, since the office requires the applicant to own and live there.
What the home might bring
An inherited home often sits unchanged for years, and buyers compare it with what's around it. In the twelve months through October 2026, FMLS shows the county's detached median at $510,000. Wyngate, built from 1989 to 2004, had a median of $442,500 and sold in 19 median days. Eagle Watch, from 1988 to 1998, had $580,000 and 29 days. Lake Arrowhead's sales, built from 1971 on, ranged widely around $537,450, with 68 days. Past results, never a promise for any one home.
The right question is often how much to fix. We usually start with water, structure and anything hazardous, then ask the estate's attorney what spending is allowed. An association may need to approve exterior work too, so ask before anyone starts.
How our team helps an estate
We can walk the home with you or for you, gather the association's paperwork and take the home to market through the NRG Listing Launch once your attorney confirms authority. Our page on probate and trust sales lays out the steps, and our Cherokee County overview covers the place.

Questions
Answers, simplified.
Where do I file probate in Cherokee County?
The Cherokee County Probate Court is in the Justice Center on North Street in Canton. Its page says petitions are accepted by appointment or by mail once complete. Your attorney can tell you which court applies to your estate.
Do I need an attorney to sell an inherited home?
We recommend one. Who has authority to sell, and when, depends on the will, the trust or the court's letters, and we don't give legal advice.
What happens to a Lake Arrowhead or BridgeMill membership?
Ask the association and the club. Lake Arrowhead's yearly assessments and gate devices run through its own office, and a 2020 BridgeMill disclosure treats the club separately from the association.
